Is Hubbard Branch a good place to live in Belton, TX, and does it feed Hubbard Branch Elementary?
Belton ISD's 2026–27 Infofinder lookup for a Belle Hubbard Trail address returns Hubbard Branch Elementary without elementary busing, then Belton Middle and Belton High. Verify assignment and transportation for your exact address. As a purchase, it fits a buyer who wants a 2021–2025 home inside Belton city limits with a 2025 comparison tax rate of 2.00683 per $100 and no MUD or PID, and who accepts an edge-of-town FM 436 location. The closed records had 170 median days on market; this does not establish time to closing or negotiating leverage. TEA rated the elementary F (53/100) in data updated September 24, 2026; treat that as a starting point.
- 30 Hubbard Branch sales closed from October 3, 2025–October 2, 2026, with a $332,238 median sale price, $169/sq ft and 170 median days on market.

Is Hubbard Branch right for your move?
Consider Hubbard Branch for cost structure and negotiating room. Community amenities remain unverified; confirm them with the HOA. Its 2.00683 tax stack, with no MUD or PID, is lower than a Three Creeks MUD parcel or a Temple-city parcel on the same 2025 table, and 23 Active listings sat at a 92-day median observed October 3, 2026. The costs: an edge-of-town FM 436 location and a flood check for lots near Leon Overlook Trail.
Consider it if
- You want a 2021–2025 home in city limits with no MUD or PID.
- You can negotiate patiently with builders carrying finished homes.
- Hubbard Branch Elementary inside the subdivision matters to you.
- Your work trip runs to downtown Belton, UMHB or BSW Temple.
Look elsewhere if
- You want an established street; the closed cohort was built 2021–2025.
- A pool, park or trail is essential to your decision; verify availability and access with the HOA before choosing a home.
- Lake time matters: the Cedar Ridge boat ramp is about 24 minutes away with no traffic.
What have Hubbard Branch homes actually sold for?
From October 3, 2025–October 2, 2026, 30 Hubbard Branch homes closed at a $332,238 median (CTXMLS exports observed September 2 and October 3, 2026). Prices ran $275,500–$387,000. The median size was 2,046 sq ft, the median recorded lot 0.17 acres and the median price $169/sq ft. Every home was built 2021–2025, so this is a new and near-new market. The median MLS days on market was 170 days; Three Creeks had 52 median days on market in the same window. The builder field names Ashford Homes (7), Rocky Creek Homes (4), Eagle Homes LLC (4), Jubilee Homes (2) one “EAGLE HOMES LLC” row and one “Eagle Homes, LLC” row; 11 rows have no builder recorded, and a blank does not prove a resale. All 30 carry a Mandatory HOA field. The group uses Residential MLS records with City Belton, Temple or Morgans Point Resort and the stated subdivision-name variants, without a price screen or deduplication. The CTXMLS exports were observed September 2 and October 3, 2026; the September 2 export supplies closings through April 30, 2026 and the October 3 export supplies May 1 onward.

Sources: the 2021–2025 rows use the local Bell County closed-sale history (the original extract of 82 recorded Hubbard Branch sales, year built 2020–2025). The 2026 row uses 25 January 1–September 1 closings from the CTXMLS export observed September 2, 2026. The 82-record count and year-built range describe the original extract, not the sum of the rows above.
The by-year table uses a separate Bell County closed-sale file with 82 Hubbard Branch sales. Its median rose from $250,438 in 2021 (4 sales) to $350,000 in 2024 and held there in 2025, while price per square foot climbed from $127/sq ft to $171/sq ft. The current 12-month cohort has $169/sq ft median closed price per square foot. The 2026 row ($327,475 on 25 sales, January 1 through September 1) comes from the September 2, 2026 export and is a partial year; read it as a pace check, not a trend.
Can you negotiate on a Hubbard Branch home right now?
The CTXMLS status snapshot observed October 3, 2026 showed 23 Active listings and 5 pending. Asking prices ran $282,900–$399,900; the median ask was $322,900 and the median days on market 92 days. Builder names fill most rows: Ashford Homes (11), Jubilee Homes (4), Rocky Creek Homes (2) and Precision Value Home (1), with 5 not recorded. A Jubilee listing on Cowgirl Trail showed 532 days and an Ashford listing on Settlers Oak Drive 508. Bell CAD’s 2026 roll adds builder-owned homes and at least 11 vacant developer lots. This is a dated snapshot, not live availability.

Long waits give buyers room, but the incentives are vague. A Jubilee listing says to "ask about all the great incentives," Ashford's 2026 web page advertises homes "from the $280's," and no builder here published rate-buydown terms. Get every price cut, credit, buydown and preferred-lender condition in writing, and compare them on one lender estimate. Closed prices do not show seller-paid costs.
Who built Hubbard Branch, and when?
Hubbard Branch began as 149 acres voluntarily annexed into Belton in February 2015 as “Hubbard Acres,” with a 521-lot preliminary plat; Heights Evergreen Developers Ltd of Harker Heights recorded Phase One in January 2018. Bell CAD owner records and listings reviewed September 30, 2026 place six builders here: Ashford Homes, Jubilee Homes, Eagle Homes, Easley Construction, Precision Value Homes and Salado Premier Builders. The MLS builder field on the 30 current-window closings reads not recorded (11), Ashford Homes (7), Eagle Homes LLC (4), Rocky Creek Homes (4), Jubilee Homes (2), EAGLE HOMES LLC (1), Eagle Homes, LLC (1). No D.R. Horton, Lennar, Pulte, Stylecraft, Omega, Carothers or LGI homes turned up. Ashford’s marketing describes four-sided brick or stone, sprinklers, sod and privacy fences; treat those as builder claims to confirm. The table below shows 2021 and 2022 as the peak build years.

Belton annexed 149 acres at the owners' request, and P&Z approved a 521-lot preliminary plat that week. Belton ISD already owned 16 acres of the tract. City and news records from 2015 use the Hubbard Acres name.
Bell County Plat Record 2018-59-A&B; Bell CAD's legal description reads Hubbard Branch Addition Phase One. Early homes include Easley Construction builds on Belle Hubbard Trail from 2021, and those early homes now trade as resales.
The 50.25-acre Phase I Section II plat and the 15.992-acre school plat went to P&Z on one agenda. Agendas from January 2024 through September 2026 show no new Hubbard Branch plat, so newer homes are most likely in Section II.
Builders are still delivering: 2025 builds appear in the closed table and 2026 builds in the October 3 snapshot. The developer still holds at least 11 vacant lots on Bell CAD's 2026 roll, so resales keep competing with new construction.

Belton ISD owned 16 acres here before the 2015 annexation, and its 15.992-acre school plat went to P&Z on the same March 21, 2023 agenda as the subdivision's Section II. The district named the school for its location. No source in this review names a creek called Hubbard Branch. The shared name is why Google shows the school first.
What does it cost to own in Hubbard Branch: HOA, taxes, city limits?
Hubbard Branch is inside Belton city limits: annexed in 2015, with the City of Belton on Bell CAD’s parcel record. On Bell CAD’s 2025 tax rate table (dated September 30, 2025), the stack sums to 2.00683 per $100, with no MUD, no PID and no Temple College line. On the same table, a Three Creeks parcel in Bell County MUD No. 1 sums to about 2.27 (the 1.48433 ETJ base plus 0.783), and a Temple-city parcel in Temple ISD to about 2.39. Taylor Dasch, who represented buyers on two closings here in 2026, called the tax rate “a bit lower”; the arithmetic agrees. For 2026, Belton ISD adopted 1.1177 on August 17, 2026; the City’s 2026 rate was not yet posted; see how Bell County tax bills work.

Rates per $100 of taxable value. Use the parcel’s actual taxing units, taxable value and exemptions at Bell CAD; a neighborhood-wide percentage is not a bill.
HOA
Membership is mandatory; all 30 closed records carry a Mandatory HOA field. Texas management certificates recorded January 9 and November 19, 2024 name Accent Real Estate Services of Temple as manager of Hubbard Branch HOA, Inc., but state no dues. Listing remarks claim $240 a year (Ashford) and $250 (Jubilee). An online directory’s “Colby Property Management, $350/yr” conflicts with the recorded certificates; treat it as wrong. A March 2026 KDH parking-ban story concerns Hidden Trails, not Hubbard Branch.
Utilities and service providers
- Water: City of Belton; mostly Lake Belton surface water via Bell County WCID (2025 water quality report).
- Sewer: City of Belton utility billing; treatment details not confirmed.
- Trash: Waste Management under city contract; weekly trash, every-other-week recycling (beltontexas.gov).
- Electric: Oncor delivery in a choose-your-provider market (third-party claim; verify).
- Gas: Atmos Energy serves Belton; service to these lots not confirmed.
- Internet: AT&T advertises fiber in parts of Belton; verify on the FCC broadband map.
Belton ISD's $140,000 state homestead exemption reduces only the 1.1494 school rate. Bell County and the City of Belton offer no general homestead exemption, only over-65 and disability amounts, so their rates still apply to full taxable value after you file. Budget from the parcel's own Bell CAD account, not a neighborhood percentage.
Which Belton ISD schools serve Hubbard Branch?
Belton ISD's Infofinder lookup for a Belle Hubbard Trail address (2026–27) returns Hubbard Branch Elementary as a walk zone, "Address not eligible for busing," then Belton Middle School and Belton High School, with a New Tech High School @ Waskow option. The elementary sits inside the subdivision. Check your exact address.
TEA’s txschools.gov profile, with data updated September 24, 2026, rates Hubbard Branch Elementary F (53/100), Belton Middle School C and Belton High School B. The Texas Tribune lists an F for 2024–25. The campus opened in August 2024, so its record is short, and it holds the Purple Star designation for military-family support. A letter grade is one dated state measure and a starting point; read the full report and visit. Two traps: listing remarks reviewed for this page named Chisholm Trail Elementary, South Belton Middle School or Miller Heights, all wrong here. The March 27, 2023 redraw, effective 2024–25, created this zone; Hubbard Branch students split between Belton MS and South Belton MS by address, and this subdivision maps to Belton MS in Infofinder.
How far is Hubbard Branch from work?
OpenStreetMap routing estimates each trip from the middle of the subdivision (October 5, 2026, no traffic): BSW Temple 9.9 miles, about 14 minutes; the Fort Hood main gate 22.7 miles, about 27 minutes; downtown Belton 2.7 miles, about 6 minutes. Taylor’s read is that it sits “a little further out from what you would normally expect” in Belton. The map shows why: FM 436 east of Loop 121, not the Lake Road or Sparta Road side of town many buyers picture first. See neighborhoods by BSW commute.

Minutes average the two engines, with their range in parentheses where they differ by three or more; miles follow the OSRM route. Parking, gate lines and school drop-off are not included. Weekday peaks run 6–9 a.m. and 4–7 p.m. (Killeen-Temple MPO, 2023), so drive the route then before you commit. Route data © OpenStreetMap contributors (ODbL).
Test the trip yourself: drive the route at your real shift or report time, including the FM 436 and Loop 121 turns and the gate or parking you use. No FM 436 widening project turned up in this review; the Loop 121 widening that was in final paving in January 2025 is on the northwest leg, not the FM 436 end.
What should you verify on a Hubbard Branch lot?
Map the lot, not the street
FEMA panel 48027C0340E (effective September 26, 2008) puts a point on Belle Hubbard Trail in Zone X, but Zone AE, a regulatory floodway and Zone A lie within about 350 meters of Cowgirl Trail, Settlers Oak Drive and the school. Check the exact lot and get an insurance quote before the option period ends.
Test the route to campus
The recorded Belle Hubbard Trail lookup says “Address not eligible for busing” for Hubbard Branch Elementary; check your exact address. Belton’s ordinance requires sidewalks on streets next to schools, not on ordinary local streets, and this review did not confirm sidewalks inside the subdivision. Make the trip to 1651 O.T. Tyler Drive at school time before you commit.
Get the dues in writing
Ask Accent Real Estate Services for the resale certificate, dues, transfer fees, any special assessment and the CCRs (document #2020044711, not online). Listing remarks claim $240 a year (Ashford) and $250 (Jubilee); the certificates state no dues. Read the fence, parking and leasing rules first. See HOA rule checks.
Read the warranty before you sign
Ashford Homes publishes a 1-year limited warranty backed by Maverick Warranties, excluding appliances; its structural term was not shown. Terms for Jubilee, Eagle, Precision Value and Salado Premier homes were not confirmed. Texas Property Code chapter 27 requires 60 days’ written defect notice before suit. Hire your own inspector.
Search every name for the land
Records from 2015 say Hubbard Acres; Bell CAD’s legal description reads Hubbard Branch Addition Phase One; the MLS uses five variants, from “Hubbard Branch” to “Hubbard Branch Subd.” Search all of them for comparable sales or title history. Bell CAD lists ZIP 76513; some map data tags these streets 76534.
Confirm Tin Barn Bluff addresses
The MLS files Rocky Creek Homes sales on Tin Barn Bluff and a listing on Hunting Cabin Ridge under Hubbard Branch names, but neither street was on the Bell CAD street list in this review. Before an offer there, pull that address’s legal description, HOA and taxing units.
How does Hubbard Branch compare with nearby options?
All four rows use the same CTXMLS window and the September 2 and October 3, 2026 exports. Three Creeks sold faster at a lower median, and its Bell County MUD No. 1 parcels carry the MUD rate. Sendero Estates shows no HOA in its field on a smaller sample. Ridge at Belle Meadows is the newest build and the lowest median. Compare full monthly cost, not the median alone.

Hubbard Branch, Belton TX — Your Comparison Checklist
Price the full payment
Estimate taxes for each taxing unit using its rate, taxable value and exemptions; the 2025 comparison stack is 2.00683 per $100. Add HOA dues and lot-specific insurance, then account for any written builder credit. Compare that total with a Three Creeks MUD home and a Temple-city home on the same loan terms.
Start from the 92-day median
The 92-day active median observed October 3, 2026 means about half of these listings have been on the market three months or more. Ask for price, closing costs or a rate buydown in writing, and compare them on one lender estimate. Judge value from the closed table, not asking prices.
Drive it at your hour
From the middle of the subdivision, BSW Temple is about 14 minutes and the Fort Hood main gate about 27 with no traffic (OpenStreetMap routing, October 5, 2026), not at rush hour. Drive the route at your own shift or report time before you commit.
Confirm the walk-zone setup
The recorded 2026–27 Belle Hubbard Trail lookup shows no elementary bus and places the middle/high bus stop at Leon Overlook Trail and Cedar Glen Drive. Confirm both for your exact address. Read the TEA report and run your address in Infofinder.
Shortlist Hubbard Branch if a newer home inside Belton city limits with no MUD fits your budget and you will negotiate against a 92-day active median. Pass if you need an established street or a short lake trip. If amenities matter, obtain the HOA's current amenity and access information before deciding. Either way, decide on the lot: its flood map, builder terms and tax account matter more than the name.
How to read the Hubbard Branch numbers
“A little further out from what you would normally expect in Belton.”
Taylor Dasch represented the buyers on two recorded Hubbard Branch closings: August 24, 2026 and September 28, 2026 (MLS close dates), both inside this page’s refreshed closed-sale window. His read on September 30, 2026: “the tax rate is a bit lower.” The 2025 table agrees: 2.00683 here, about 2.27 for a Three Creeks MUD parcel, about 2.39 for a Temple-city parcel.
Closed sales had 170 median days on market; the 23 Active listings observed October 3, 2026 had a 92-day median, against 52 days for Three Creeks closings. Most active rows carry a builder name; that does not establish completion status. A buyer who can wait can ask for price, closing costs or a buydown in writing, and walk away.
A subdivision median hides the spread. The 30 current-window sales ranged from $275,500 to $387,000. Compare relevant plan sizes, ages and builders before pricing an offer. The table shows aggregates, not individual property rows.
Lots toward Leon Overlook Trail on the east and south sides sit closest to the mapped floodway along the Leon River and Mitchell Branch. That does not put a given house in a flood zone, but it makes a lot-level FEMA check, any elevation certificate and an insurance quote worth getting during the option period, for the exact address, not the subdivision.

Longer than nearby Three Creeks. The 30 closings from October 3, 2025–October 2, 2026 had a 170-day median on market in CTXMLS exports observed September 2 and October 3, 2026, against 52 days for Three Creeks. The 23 Active listings observed October 3, 2026 had a 92-day median.
Does Hubbard Branch have an HOA, and what are the dues?
Yes, and membership is mandatory. Texas management certificates recorded in January and November 2024 name Accent Real Estate Services of Temple as manager, but they do not state dues. Ashford listings claim $240 a year and a Jubilee listing $250; an online listing of Colby Property Management at $350 a year conflicts with the recorded certificates.

On Bell CAD's 2025 tax rate table, dated September 30, 2025, a Hubbard Branch parcel sums to 2.00683 per $100 and carries no MUD, PID or Temple College line. On the same table, a Three Creeks MUD No. 1 parcel sums to about 2.27 and a Temple-city parcel to about 2.39. Exemptions set the actual bill.
Is Hubbard Branch in a flood zone?
It depends on the lot. FEMA panel 48027C0340E, effective September 26, 2008, shows a point on Belle Hubbard Trail in Zone X, but Zone AE, a regulatory floodway and Zone A lie within about 350 meters of Cowgirl Trail, Settlers Oak Drive and the school. Check the exact lot before an offer.
