  • Neighborhood briefings, not tours. The reason I built this practice the way I did — narrow, data-first, three lanes, no investor TikToks, no marketing-language fluff anywhere on this site — is that I was tired of watching smart buyers make $30K mistakes because nobody told them the truth about an area, a builder, or a lender. Most of those buyers were sophisticated people in other domains: physicians, engineers, military officers, business owners. They knew how to evaluate a job offer, a clinical study, a TO&E — but real estate is structured to keep them away from the actual data.

So I built a system around honesty. Real MLS numbers, real underwriting on the deals I send, real opinions about which builder cuts incentives in October, real "do not buy this" calls when the foundation reads wrong.
