The Hills of Westwood
Hills of Westwood is a West Temple neighborhood with Omega and Kiella home-search options. Compare the actual home, legal phase and ownership costs before choosing. A 46-record CTXMLS sales sample (closings October 3, 2025–October 2, 2026) gives price context; school assignments and daily routes need an address-specific check.
Is Hills of Westwood a good fit for your home search?
Hills of Westwood is worth comparing if you want a West Temple location and are considering both resale and builder homes. Omega advertises three-car garage plans; Kiella’s current directory lists Hills of Westwood East. These builder labels do not identify every home’s legal phase, HOA obligations or school assignment. Start with a specific address, then compare its total cost and your actual trips.
- Price context: $331,000 median in 46 historical Hills of Westwood CTXMLS Residential records closed October 3, 2025–October 2, 2026, with the middle 60% between $270,000 and $375,000.
- Sales period: October 3, 2025–October 2, 2026; observed September 2 and October 3, 2026. This is a subdivision-label sample, not today’s inventory or a mapped neighborhood census.
- Builder routes: Omega’s Hills of Westwood page and Kiella’s community directory.
- Before choosing: match the legal lot/phase to governing documents, confirm school year and address with BISD, and price taxes and insurance for the home.
What should decide whether Hills of Westwood makes your shortlist?
Home layout
Compare a resale home’s usable rooms, storage and yard with a builder plan and its actual included features. A larger garage can matter more than an extra room you will rarely use.
Purchase budget
Use the historical sample below to frame the search. Then compare the asking price, condition, closing cash and full monthly costs of the specific homes available for your move date.
Daily destinations
Test the route from the actual home to your workplace entrance, school or other regular destination. Include parking, gate access and the return trip; a neighborhood-wide minute estimate cannot do that.
Ownership obligations
A pool, gate or shared open area can bring responsibilities as well as amenities. Ask which association and documents apply to the lot, what it charges and what the owner must maintain.
What did the Hills of Westwood sales sample show?
These are historical recorded closing prices, useful for a starting comparison. They are not a valuation, current asking-price range or measure of today’s bargaining power.
| Measure | Historical result | How to use it |
|---|---|---|
| Closed Residential records | 46 | A selected Hills of Westwood subdivision-label group within Temple. |
| Median recorded sale price | $331,000 | The middle of this sample; an individual home may differ substantially. |
| Middle 60% of recorded prices | $270,000–$375,000 | 20th–80th percentiles, not the lowest and highest sales or available homes. |
| Closing window | October 3, 2025–October 2, 2026 | Sources observed September 2 and October 3, 2026, after the September 23 content review. |
Method: CTXMLS Residential records with Temple as the reported city, Closed status, recorded sale price at least $25,000 and closing dates in the window above. The selected labels cover Hills of Westwood and phase-variant labels; they were not independently mapped to the legal neighborhood boundary. This is not a detached-only, new-home-only or phase-by-phase sample. The source lacks listing IDs; no rows were deduplicated, and the review found no exact duplicate rows or matching subdivision/address/date/price collisions in this group. Percentiles use linear interpolation. The hero rounds the median to the nearest $1,000. For comparisons using the same method, see the Temple neighborhood guide.
Which Hills of Westwood options should you compare?
Builder community names, recorded subdivision phases and a listing’s neighborhood field serve different purposes. Use them together; do not assume an East or West label establishes the builder, gate access, fees or included finishes.
Omega’s Hills of Westwood
Omega currently advertises three-car garage plans, including tandem configurations on selected plans. Check the garage’s interior dimensions, door clearance and storage layout against what you need.
- Open Omega’s community and home information
- Compare the actual plan, lot and included-feature sheet.
- Ask about completion status and the written price for that home.
- Confirm model access: the community page describes a late-2026 opening, while its separate model page lists hours. Call before traveling.
Kiella’s Hills of Westwood East
Kiella’s working community directory lists Hills of Westwood East in Temple; Omega’s community page uses Hills of Westwood without an East or West label. Neither marketing name identifies every home’s legal phase. Use the actual home’s builder, plans and specifications when comparing it with an Omega home or a resale.
- Open Kiella’s current community directory
- Request a written list of available homes or buildable lots.
- Confirm which finishes and exterior work are included.
- An older West community page is not proof of current availability.
Resale homes and recorded phases
The county’s Phase IV plat includes Carnaby Drive, Autumnwood Lane and Emery Oaks Drive; its separate Phase XIV plat shows a different layout around Rosado, Caladium and Thornridge. Match a candidate home to its legal description before applying a phase document.
- Read the county’s Phase IV plat
- Read the county’s Phase XIV plat
- Review the home’s condition, changes and maintenance records.
- Confirm applicable restrictions, shared-area responsibilities and any gate access for that lot.
What do the amenities and the lot change?
Pool, playground and trails
Omega’s community page advertises a pool, playground and walking/biking trails. If those are a reason to buy, check the actual entrance, route from the home, operating rules and access requirements during your visit.
Ask the association which amenities your lot can use, whether assessments are separate and what keys, reservations or guest access cost. No current neighborhood-wide HOA or pool fee is quoted here.
Compare the amenities you will actually use.The space beside and behind a home
The Phase IV plat identifies HOA-maintained drainage/common-area tracts and a trail/open-space tract, plus a City-maintained utility/emergency-access tract. Open space on a map can have a defined function and maintenance obligation.
Read the applicable plat with the survey and title documents. Ask which easements cross the lot, how water is intended to flow and whether the open area you like is part of your purchase. This Phase IV example does not describe every Hills lot.
Check the boundary and purpose of the space—not just the view.
Compare layouts and finishes during your visit
Photos show design details to discuss, not a current listing offer or a promise of standard features. Verify the rooms, finishes and condition in the specific home you tour.

How do you compare a resale with a builder home?

Put the two actual homes side by side: price, room layout, lot, included work, expected move date and the costs you would face after closing. A builder credit and a resale price reduction affect different parts of the budget.
For each financing option, ask the lender for the same loan amount, term, lock period and fee assumptions. Compare cash to close and monthly housing costs, including taxes, insurance, mortgage insurance when applicable, HOA assessments and maintenance. Do not assume a salary, military allowance or advertised rate establishes your affordable purchase price.
For a resale, review disclosures and available repair records and arrange inspections within the contract’s deadlines. For a builder home, confirm inspection access, completion milestones, punch-list handling and the actual warranty documents in writing. A model’s finishes are not the included-feature schedule for every home.
Use the builder comparison guide for offer questions and the Temple household-budget guide to include costs beyond the mortgage.
What could change your ownership budget?
HOA documents and fees
Match the legal association and phase to the title documents. Request the current resale certificate or builder disclosure, assessment schedule, rules and any special assessments. Confirm transfer, working-capital, pool and access charges separately. The old public HOA website no longer supplies usable documents, so this guide does not treat old fee lists as current.
School address and year
Use Belton ISD’s attendance-boundary page and confirm the exact address for the year you will enroll. The district currently provides 2026–2027 information. Builder school lists and a nearby campus do not verify a particular home’s assignment.
Property tax estimate
Use each taxing entity, its applicable rate and the property’s taxable value for that entity. The seller’s bill may reflect exemptions or appraisal limits that do not carry over unchanged. The Comptroller describes appraisal based on January 1 value; a sale does not automatically set the appraisal to the purchase price at closing. Use the property-tax guide and Comptroller’s exemption guidance to frame questions for Bell CAD and the lender.
Foundation and drainage
Review the inspector’s findings and the home’s drainage, foundation history and warranty or engineering instructions. The Phase IV plat has lot-specific drainage notes; it does not establish a defect in every home. Ask qualified specialists about any concern instead of applying a universal watering schedule or repair allowance.
Flood and insurance
Check the property using the FEMA Map Service Center, then obtain an address-specific insurance quote. A plat’s historical flood note is not a current insurance determination. TDI’s home-insurance guide explains that standard home insurance does not cover flood damage; ask about separate coverage, roof settlement terms and deductibles.
Utilities and internet
Temple’s residential garbage service has a monthly fee billed on the water utility bill. Check the City’s current utility rates and confirm service for the home. Add electricity and internet quotes, installation timing and the speed available at the exact address.
Noise and surrounding land
Visit at the times you will be home. Listen from the yard and inside the rooms you will use. If nearby vacant land or a road project matters to the decision, check the current official plan and its relationship to the lot before relying on a prediction about traffic or views.
Move date and condition
Ask what must happen before possession: construction completion, inspections, agreed repairs, closing and any occupancy arrangement. Allow time to verify insurance and financing for the actual property; no neighborhood-wide closing timetable is promised.
