◆ Quick Answer

What should you check before buying in Bella Terra?

Bella Terra in south Temple has both newer homes and resales. Start with the exact address: sampled official school lookups returned Temple ISD and Belton ISD assignments, HOA rules need a current document check, and homes near the former rail corridor need a lot-specific review. The historical sale sample below helps orient a price comparison; it does not establish today’s asking prices or available homes.

Bella Terra at a glance
  • Historical MLS sample: 18 closed residential sales, January 1–October 2, 2026; exports observed September 2 and October 3, 2026.
  • School results are address samples, not guarantees for a whole plat phase.
  • Colby Property Management is listed on the association website; request current dues and rules.
  • The City’s trail page, checked September 30, 2026, lists Phase 2 from S 31st Street to the Leon River as unfunded. Confirm any later changes with the City.

Property decisions

What would make a Bella Terra home work for you?

What attracts a buyer?

The existing aerials show newer streets, completed homes and different relationships to trees and adjacent land. Compare the actual floor plan, yard, finishes and completed condition; a builder name or neighborhood label does not specify every home.

What changes the budget?

Use the asking price and current comparable sales, then add the parcel’s taxes, insurance quote, HOA charges and any repairs or unfinished items. Historical closing medians do not include a particular buyer’s financing or ownership costs.

Which tradeoffs are local?

Official school samples differ by address. The southern corridor has a trail proposal, but the City page still lists the relevant segment as unfunded. Review the exact lot, adjacent uses, route and resale certificate before treating either as a benefit.

When should you pause?

Pause the comparison when school assignment, total charges, completion, warranty coverage or lot restrictions remain unresolved. Get the missing record before assigning value to an incentive, view or promised amenity.

Dated market evidence

What do the verified Bella Terra sale figures show?

In the Bella Terra residential closing sample for January 1–October 2, 2026, the median sale price was $422,450, median closed price per square foot was $191, and median recorded days on market was 109 across 18 sales. The CTXMLS exports were observed September 2 and October 3, 2026. These historical medians combine different homes and conditions; they do not price a specific house or describe current inventory.

Method: Use the September 2 export for January 1–April 30, 2026 closings and the October 3 export for May 1–October 2, 2026 closings. Filter to City=Temple, Residential, Closed, positive sale price and Bella Terra variants in the listing-entered subdivision field. Use normalized full address plus close date as a sale-event check because the export has no MLS-number field. All 18 records have valid price, area and DOM; no duplicate or conflicting events were found in this sample. A median is the middle value, or the mean of the two middle values for an even count.

Price per square foot is calculated separately for each sale before finding its median. Subdivision labels are a search aid, not surveyed plat boundaries. This sample does not separate new construction from resale or establish a school, finish or builder premium. Request recent comparable properties for the home you are considering. The Temple market guide provides separately dated citywide context.

Question for the seller or builder: “For [address], please identify the builder, completion status, remaining work, warranty provider, current incentive conditions and every HOA or other mandatory charge. Which documents confirm those answers?”

For taxes, start with the Bell CAD parcel record and actual bill. A district or plat-phase label does not establish city limits, exemptions, special assessments or the buyer’s next bill. The Temple property-tax guide explains the separate taxable-value and exemption checks.

Name matching

Why can a subdivision search miss records?

Reading the property records

One subdivision name is not a complete search

The 18 Bella Terra closings in the January 1–October 2, 2026 sample use five different subdivision labels: Bella Terra, Bella Terra Ph I, Bella Terra Ph II, BELLA TERRA PHASE I and BELLA TERRA PHASE II. An exact-name filter can therefore omit relevant records. This is an observation about that historical sample, not a count of current listings or a legal boundary.

Combine broader name matching with an address/map review and recorded plats. A drawn map search also needs a checked boundary; it does not automatically prove every property belongs to Bella Terra.

Address-specific schools

Which school assignment applies to the house?

Official district address lookups reviewed September 20, 2026 returned different results for sampled Bella Terra homes. For a 2026–27 purchase decision, use the exact house number, student grade and school year. A phase label or listing’s SchoolDistrict field is not final enrollment proof.

The grade-5, grade-8 and grade-10 lookups returned these campuses for this sampled address. Thornton also appeared for bilingual services; verify program access separately.

Belton ISD sample · September 20, 2026

6302 Salerno Street

Southwest Elementary → Belton Middle → Belton High School

These are sampled grade-5, grade-8 and grade-10 results. New Tech at Waskow also appeared in the high-school tool; an address result does not establish admission to a separate program.

Belton ISD attendance lookup

Save the district’s answer. Belton ISD’s boundary page, reviewed September 30, 2026, says the elementary boundaries adopted in March 2023 took effect in 2024–25 and remain the same for 2026–27; middle and high school boundaries did not change. This does not guarantee future assignment. Ask the district: “For [address], [grade] and [school year], which campus is assigned, and does my program request change eligibility or transportation?”

The Bell County schools guide links official district and program resources. Compare verified service needs without assuming one district name causes a resale premium.

Records and tradeoffs

Which Bella Terra details deserve a closer check?

The former railroad and trail proposal

The City of Temple project page, reviewed September 30, 2026, describes the former Georgetown Railroad as inactive, records the City’s 2010 right-of-way purchase and May 2021 federal railbanking approval, and lists Phase 2 from S 31st Street to the Leon River as not yet funded. The page includes older planning text, so confirm the latest project status directly with the City.

Do not value a house as though this trail segment is already an available amenity. Review the exact lot’s relation to the corridor and any easement; inspect current conditions and sound at the property.

Builder history is not today’s inventory

The 18-sale Bella Terra sample for January 1–October 2, 2026 contains nine Carothers builder-name entries, three Eagle Ridge/Hodges Eagle Ridge entries and one Jarolik entry; five records have no builder name. These are listing-entered fields, not a complete builder roster or current availability list.

Verify the builder and warranty provider from the home’s documents. Compare its plans, written inclusions, change orders, completion and inspections. A plan name or feature list from another home does not establish this house’s specifications.

HOA charges and pool access

The Bella Terra HOA website identifies Colby Property Management. Its published materials include pool rules and a waiver; a June 30, 2026 notice described a delayed opening for repairs that day. That notice is not proof of today’s pool schedule or condition.

Get current dues, transfer/resale charges, assessments, pool access and restrictions in writing. Older MLS fee remarks are not an association quote. Use the association contact page and governing documents.

Recorded fence rules need a lot check

The reviewed 2018 restrictions and 2022 Phase II restrictions limit fences to six feet and describe new cedar pickets at least four inches wide, black wrought iron and/or matching masonry. They prohibit chain link; pressure-treated lumber must be stained, and alternate materials need advance architectural approval.

Match the recorded instrument and any later amendment to the actual lot. These documents do not establish a special black-metal-only rule for every greenspace lot. Ask for written approval before pricing or building a fence.

Rental use needs current documents

The September 20, 2026 review of the association-published 2018 master declaration, 2018 restrictions and 2022 Phase II restrictions did not establish a minimum lease term or short-term-rental prohibition. That absence is not permission. Obtain all current rules and amendments from the association before relying on rental use.

Flood map and drainage are separate checks

Five sampled property-point lookups in the FEMA map layer on September 20, 2026 returned Zone X. Those points do not establish the classification of every lot or eliminate drainage and flooding concerns. Check the exact address and relevant map panel through the FEMA Map Service Center; confirm lender and insurer requirements.

Review the survey, easements, grading, drainage and inspection findings. The recorded declaration refers to a detention tract, but this guide does not establish its acreage or performance. Follow property-specific professional guidance for repairs.

Shade and adjacent land

The September 8, 2026 aerials show different relationships to trees, developed lots and new streets. Visit at the time of day that matters to you. Check adjacent ownership, current plats and development records before assuming an open view will remain.

Daily routes

How does the exact address affect the trip?

September 20, 2026 mapping checks from sampled Bella Terra lots produced modeled distances of about 3.6–4.3 miles to BSW Medical Center–Temple, 4.5–5.3 miles to the Olin E. Teague VA Center and 3.1–3.8 miles to H-E-B on S 31st Street. These are sample OSRM driving-route estimates, not observed traffic or drive-time promises.
