The short answer

Can you buy a house before your first day of residency at BSW Temple?

It can work, within limits. A lender can count a signed residency contract as income if closing falls inside your loan program’s window. A conventional loan sold to Fannie Mae or Freddie Mac before your first paystub allows a start date up to 90 days after closing, and the offer must be free of open conditions, such as a pending Physician-in-Training permit, or confirmed met before closing. FHA allows 60 days. VA sets no fixed window; physician-loan programs set their own.

A contract is not a mortgage approval: eligibility, down payment and timing depend on the lender and on you. Compare the full payment, cash to close, reserves and likely time in Temple against a real rental before making an offer.

When can you close if your residency hasn’t started?

Up to 90 days before your start date for a conventional loan sold to Fannie Mae or Freddie Mac before your first paystub, and 60 days for FHA. VA sets no fixed window, and physician-loan programs set their own. Inside those limits, a lender can count a signed job offer as income before it starts. Both agencies also allow a later start if the lender keeps the loan until your first paystub, so ask which way yours works.

Example shown: June 22, 2027, the same calendar date as BSW Temple’s 2026 GME orientation, which was also the hire date in BSW’s 2026 sample appointment letter. Your 2027 date comes from your program. The 90-day bar is the Fannie Mae and Freddie Mac option for a loan sold before your first paystub; the 60-day bar is FHA. Day counts are calendar days, and your lender’s written conditions set the real window. To count back from your report date to a contract date and a rental search, use the Match Day date planner.

For a late-June start, a 90-day rule opens the window within days of Match Day, so the calendar alone rarely prevents an early closing. The conditions on the offer can decide it. BSW’s 2026 sample appointment letter made employment contingent on a negative drug screen, verified credentials, a cleared background check and a Texas Physician-in-Training permit by the date of hire, and the Texas Medical Board suggests allowing at least 90 to 120 days to process a permit application, which can leave the permit as the last condition cleared. Ask your lender how and when it will confirm each one.

Ask, too, how much cash it will want in reserve. The conventional option that doesn’t wait for a paystub can require your housing payment and other monthly debts for each month between closing and your start date, plus one more month. Closing two months early on this page’s payment example would mean about $8,144 set aside before any other debts.

Are you ready to close before you start?

You are ready when four things are settled in writing: the lender’s conditions for your contract and start date, comparable Loan Estimates, the cash left after closing, and a plan for when you leave. A gap in any one is a reason to pause or rent first.

Four checks before closing ahead of your first day
CheckEvidence you needReason to pause
Employment timingA lender’s written requirements for your signed contract, future income, start date and any permit or credential conditions. An unresolved condition that could prevent funding before you need housing.
Loan and property choiceComparable Loan Estimates for the same purchase, including rate, APR, cash to close and payment after any temporary buydown.A first-year incentive hides a later payment you cannot carry.
Cash reservesEnough cash after closing for moving, normal living expenses and unexpected repairs; confirm lender reserve requirements separately.Closing consumes the savings you need for the first year.
Expected departureA sale-cost estimate and a property-specific rental model if keeping the house is a possibility. The plan only works with appreciation, instant resale or guaranteed rental cash flow.
Do not force the purchase

The payment must work after you move in.

Getting approved and being comfortable with the household budget are different questions. Include student-loan payments, transportation and other debts; a housing-expense ratio is not your total debt-to-income ratio.

What has to happen before you can close?

Seven steps in order. Steps one to five lead to closing; six and seven get you moved in before your report date.

  1. March 19, 2027

    Confirm your match

Confirm the campus and program before committing to housing. NRMP publishes this Match Day; BSW sets your onboarding dates.

  2. After your match is confirmed

Get the program’s dates and documents

Request the signed employment paperwork, actual report date, orientation schedule and onboarding checklist. Ask your coordinator about the Physician-in-Training permit process.

  3. Before serious house shopping

    Compare written lender terms

Ask when future income may be used, what employment and permit conditions must be cleared, and how much cash and reserves are needed. Do not assume a pre-approval turnaround.

  4. Before an offer or lease

    Check the exact address

Test the commute to your assigned facility at your expected report time. Check taxes, insurance, condition, schools if relevant, and the lease or purchase terms. For BSW Medical Center–Temple, route to 2401 S 31st St, then add parking and the walk to your building.

  5. During the contract period

    Track the negotiated deadlines

Use your contract’s inspection, financing and closing dates. Keep lender, title company and agent informed if employment paperwork or move dates change. You must receive the Closing Disclosure at least three business days before closing.

  6. Before moving

    Confirm possession and utilities

Confirm when you can receive keys and occupy the property. Check moving cancellation terms and utility setup requirements before committing money.

  7. Your program’s confirmed date

    Report for orientation or work

Use written BSW instructions. Do not treat July 1 or last year’s orientation schedule as a confirmed personal deadline.

Keep a backup

A closing date can move; your report date may not.

Price a temporary-housing alternative before you need it. Ask about cancellation terms, pets, parking and minimum stays. A short rental can keep a delayed closing from becoming a rushed purchase.

Planning sequence, not an official BSW schedule or guaranteed closing timeline. See the Match Day housing guide for the broader move checklist.

What does the full monthly payment look like on a resident stipend?

About $2,715 a month for a $280,000 home bought with zero down at 7.28% (Freddie Mac’s 30-year average for the week of October 1, 2026), or 45.2% of BSW’s $72,058 AY2026–27 PGY-1 gross stipend, before any homestead savings. Compare it with a rental you would actually choose and how long you expect to stay; a longer training program cannot make an unaffordable payment work.

What would a $280,000 purchase cost each month?

The October 3, 2026 Temple median asking-price observation is a dated starting point, not an approved purchase amount. Here is one payment illustration.

  • $1,916 principal and interest
  • $566 property tax
  • $233 insurance
  • $3,290 left of the gross stipend
Of a $6,005 gross monthly stipend (BSW’s published $72,058 for PGY-1, AY2026–27), this payment takes $2,715, or 45.2%, leaving $3,290 before income tax, benefits, student loans and every other cost. That share is housing expense only, not total debt-to-income or a loan approval; ask your program for your actual contract-year compensation. A fixed rate fixes principal and interest; taxes and insurance can change.

If it becomes your homestead

about $2,544/mo

If the home becomes your homestead and you qualify, exemptions lower the tax line. On this example at 2026 rates, the state’s $140,000 school exemption is worth about $1,487 a year at Temple ISD’s $1.0619 rate, and the 20% homestead exemptions of the City of Temple and Temple College about $560 more: roughly $171 a month together, which would bring the illustration to about $2,544. In the year you buy, you can receive the exemption for the rest of that year only if the previous owner did not have the same exemption for it (Tax Code §11.42(f)); otherwise it starts with the next tax year. The local exemption percentages are from Bell CAD’s 2025 rate chart, the newest posted when checked. Bell CAD decides eligibility and taxable value. See how the homestead exemption is applied in Bell County, or estimate the tax line for a specific Temple address.

How sensitive is the payment to the rate?

The rate moves the payment more than any other input. With everything else unchanged, the same example would be about $2,478 a month at 6% and about $2,854 at 8%. These are scenarios, not offered rates. Homestead savings are not assumed in them.

How does it compare with renting?

Historical rental orientation
$1,550/moMedian of 225 Temple three-bedroom MLS rentals closed September 2, 2025–September 1, 2026. Middle half: $1,395–$1,750. Observed September 2, 2026.
Illustrative ownership payment
$2,715/moThe $280,000 example above, before exemptions, HOA and maintenance. This is not the cost of a home matched to the rental sample.

The lease sample supports a rough historical $1,400–$1,700 search band, not current availability. It contains different rental property types, undercovers apartment complexes and does not identify furnished leases. Compare the specific rental and purchase you would actually choose before drawing a rent-versus-buy conclusion.

Test the exit before buying

For a one- or two-year stay, start with renting as the comparison: buying and selling costs have fewer years to spread over. For a longer stay, model a sale with flat and lower prices as well as higher prices. There is no universal break-even year. If keeping the property as a rental is part of the plan, use comparable rent for that exact type of home and include vacancy, repairs, management, insurance, taxes and HOA rules.

Use the resident rent-versus-buy calculator to compare the monthly cost of one rental and one purchase. Obtain current quotes before relying on a payment example.

More areas are covered in the Temple neighborhood guides.

Canyon Creek and Western Hills
Route the exact house to your assigned BSW facility. Check construction age, inspection findings and any HOA restrictions instead of assuming every house is alike.
Wyndham Hill, Lake Pointe and Hills of Westwood
Compare the actual price, full tax bill and association documents. Confirm assigned campuses with the district; listing fields are a starting point, not authoritative enrollment proof.
Bella Terra
Read the current neighborhood guide, then verify the particular lot, tax entities, school assignment and builder or resale terms. Phase numbers do not reliably establish school assignment.
Prairie Ridge
Confirm the city and subdivision on the listing and county parcel. Similar neighborhood names can refer to different places.

How should you verify schools before buying in Temple?

A Temple mailing address does not establish the school district or assigned campus. Verify the full street address with the district for the school year you need; confirm any transfer or choice-program rules separately.

Where to verify schools and taxes
QuestionBest evidence
Which district and schools serve this house? The district’s address lookup and enrollment office. Confirm elementary, middle and high school, plus the intended school year.
Does the school fit your needs?Review the campus’s programs and current official information directly. A district letter grade is not a guarantee about an individual campus or a reason to assume a resale premium.
Which taxes apply? The exact parcel and taxing entities at Bell CAD, followed by current adopted rates and your eligible exemptions. A school enrollment lookup and a tax record serve different purposes.
Avoid the boundary shortcut

Do not infer school assignment from a neighborhood phase or repeat a listing field as a guarantee. Compare properties on their own merits; this page does not assign a dollar premium to a district or forecast appreciation from a rating.

Taxes and insuranceA principal-and-interest estimate leaves out taxes, insurance and HOA charges, and the seller’s exemptions and tax bill do not transfer to you.Ask for property-specific taxes and insurance. If you qualify, apply to Bell CAD for the residence homestead exemption: the school exemption is $140,000 of appraised value, not $140,000 off the price, and the homestead appraisal limitation is not a cap on the annual tax bill.

Which three numbers should you settle first?

  • Your comfortable monthly housing budget.
  • The cash you want left after moving.
  • The years you expect to stay in Temple.

A lender’s approval amount is a ceiling, not a spending target.

Questions about buying before residency at BSW Temple

Can I buy a house on a BSW resident stipend?

Possibly, depending on your debts, savings, credit, household budget and lender terms. BSW publishes a PGY-1 stipend of $72,058 for academic year 2026–27; do not treat it as a confirmed 2027–28 figure. A zero-down loan still needs cash for closing and reserves. Compare the full payment, including taxes and insurance, with a rental and your expected stay.

How early can I close before my residency starts?

It depends on who backs the loan. For a conventional loan sold to Fannie Mae or Freddie Mac before your first paystub, your start date can be up to 90 days after closing, the offer must be free of open conditions (or the lender must confirm they are met before closing) and extra reserves are required. Both agencies also allow a later start if the lender waits for your first paystub before selling the loan. FHA needs the income guaranteed in writing to begin within 60 days. VA sets no fixed window but requires a verifiable offer that begins at or after closing. Physician-loan programs set their own conditions.

How long does physician loan pre-approval take after Match Day?

Timing depends on the lender, application and supporting documents. Ask what can be reviewed before your employment contract is signed, which conditions remain before closing, and how any permit or employment delay would affect funding. Get the required-document list and expected timeline in writing.

What if my permit or other job conditions aren’t cleared by the closing date?

If a conventional loan is sold to Fannie Mae or Freddie Mac before your first paystub, the lender must confirm before closing that the offer’s conditions are met. BSW’s 2026 sample appointment letter listed a drug screen, credential verification, a background check and a Physician-in-Training permit by the date of hire, and the Texas Medical Board suggests allowing at least 90 to 120 days to process a permit application. Ask your lender early how it will confirm each one, or whether it will keep the loan until your first paystub instead. If conditions are still pending, the closing may have to wait. Price a short-term rental with clear cancellation terms before you need it, so a delayed closing does not become a rushed purchase.

How much cash do I need if the loan is zero down?

More than zero. Plan for closing costs, prepaid taxes and insurance, moving costs and a cash cushion for the first months. If you close before your start date on a conventional loan sold before your first paystub, the lender can require extra reserves, such as your housing payment and other monthly debts for each month until you start, plus one. Ask for a Loan Estimate, which lenders must provide within three business days of your application, to see the cash to close.

What are property taxes on a home in Temple TX?

The bill depends on the parcel’s taxable value, taxing entities, adopted rates and exemptions. For 2026, the common taxing units for a Temple ISD address inside city limits adopted rates totaling about $2.42 per $100 of value before exemptions. Verify the address at Bell CAD and ask your lender how taxes enter the payment estimate. Eligible residence homesteads currently receive a $140,000 school-district exemption. Apply if you qualify; savings are property-specific, and the homestead appraisal limitation does not cap your total tax bill.

What happens to my home when I finish residency and leave Temple?

You can consider selling or keeping it as a rental, subject to financing terms, local rules and any HOA restrictions. For a sale, estimate the loan payoff, negotiated selling costs and net proceeds at several sale prices. For a rental, use comparable leased homes and include vacancy, maintenance, management, taxes, insurance and HOA charges. Neither appreciation nor positive cash flow is guaranteed.

Do I need a Texas medical license to close on a home?

Ask the lender which employment, permit or credential conditions must be satisfied before funding; a signed contract alone does not establish that every requirement is cleared. BSW’s 2026 sample appointment letter required a Texas Physician-in-Training permit by the date of hire and said a full medical license was not required. The Texas Medical Board Physician-in-Training permit is separate from a full medical license. Coordinate with your program for the personal ID needed to apply and its current onboarding deadlines.

Can I do a sight-unseen purchase for BSW Temple housing?

Buying remotely is possible, but a video walkthrough does not replace an independent inspection, and a photograph or video cannot reliably distinguish cosmetic movement from a structural problem. Before deciding, request views of the rooms, exterior, visible condition, street setting and bedroom location; confirm what can be checked in person. Arrange a licensed home inspection and consult a qualified structural engineer if findings warrant it. Review the inspection findings, contract deadlines, financing and travel options before committing.
