Tippit Homes Review:
Bell County, TX

Buying a Tippit home in Bell County, Texas? Compare the exact community’s inclusions, the home’s full monthly cost, inspection access and written warranty. This guide separates the MLS snapshot observed October 3, 2026 from historical tax examples and unconfirmed offers.

What Is the Practical Verdict on Tippit Homes?

Dated listings and communities · Parcel costs · Compare two homes

Tippit Homes’ published feature lists give buyers concrete items to compare, but inclusions vary by community. Builder navigation checked September 30, 2026 lists Three Creeks phases IX and X, Flint Ridge Estates and Valley at Great Hills Phase 2. Compare the specific home, written specifications, full payment, inspection access and warranty instead of assuming one builder-wide package or price.

Content and builder pages reviewed September 30, 2026; MLS snapshot observed October 3, 2026. Historical tax and school lookups retain their own source dates. Builder marketing is attributed; dated inventory is not a promise of availability.

In the Bell County residential MLS snapshot observed October 3, 2026, four records attributed to Tippit and reporting year built 2026 had asking prices from $317,832 to $344,500: four active and none pending. These are active asking prices; this is not a builder base-price list, a count of all builder inventory or proof that a house has never been occupied.

What Should You Compare in Tippit’s Feature Lists?

Community-specific feature claims and documents to obtain
Published features worth checkingTerms to request before signing
Brick and/or stone on four sides is described in community feature lists.Confirm the actual exterior elevations and material schedule; the builder’s wording does not establish an unqualified 100% masonry guarantee.
Countertops, trim, flooring and landscaping are specified by community.Compare the signed inclusion list with the model and account for optional upgrades.
The builder says independent inspectors are welcome during construction.Arrange access, notice, insurance and reporting requirements in writing for your contract.
Flint Ridge Estates advertises a different package from older community pages.Do not carry an older subdivision’s exclusions or incentive amount across the entire company.

Who Is Behind Tippit Homes?

Tippit’s About page, checked September 30, 2026, identifies Denver Tippit as president and owner and says he has built spec and custom homes in Central Texas since 2004. It describes collaboration with architect Lee Mitchell and says independent inspectors are welcome during construction. Those are builder statements; the page does not establish that the architect is an employee or guarantee access under every contract.

Texas Comptroller records identify Tippit Homes, Inc., with a 2010 charter. The builder’s operating-history statement and legal charter date describe different things. Confirm the legal seller and builder on your purchase documents.

Evaluate reputation through dated profiles, recent detailed customer accounts and references for the relevant community. A BBB letter grade and accreditation are different measures, and neither proves construction quality. Inspect the actual property and obtain the written warranty.

What Does Tippit Publish as Standard—and Where Does It Vary?

Use the Flint Ridge Estates feature list as a community-specific example, checked September 30, 2026. It describes larger lots and a different inclusion package from older Tippit subdivision sheets; it is not a promise about every Tippit home.

Flint Ridge advertised inclusions — builder page checked September 30, 2026
FeatureFlint Ridge Estates public description / next check
Lot sizeHalf-acre lots advertised; confirm the plat and dimensions of the actual lot.
Landscaping34 pallets of Bermuda sod and front/back irrigation; confirm coverage and lot exceptions.
Roof and insulation30-year shingle description and whole-home spray-foam insulation; request actual product and installation specifications.
Garage and windowsGarage-door openers per plan and faux-wood blinds are listed as included; this differs from exclusions on older community sheets.
ExteriorBrick and/or stone combination on four sides; inspect the plan’s actual materials.
Mechanical systemsRequest the installed HVAC model, AHRI certificate and SEER2 rating. An older marketing phrase using SEER does not verify the current equipment or its performance.

For Three Creeks, use the Phase X page and the property’s signed specification sheet. Do not infer slab design, framing dimensions or warranty coverage from a marketing photo. Ask the builder and inspector about the documents for the actual house.

For foundation and drainage, follow property-specific professional advice. Visible cracks, soil labels and a blanket watering rule cannot establish a diagnosis or whether a future warranty claim will be covered.

How Can You Compare the Real Cost of Inclusions?

Potential cost after closingEvidence before you compare
Landscaping, fence and irrigationWritten inclusion list plus an outside quote for anything missing.
Blinds, openers and appliancesExact model/allowance and whether installation is included.
Counters, trim and flooringSame quality and quantity across the homes, not an assumed upgrade price.

Compare only items you would actually purchase, using current quotes and the same property scope.

What Taxes and Other Costs Should You Budget for a Tippit Home?

The tax district follows the parcel, not the builder. The table uses complete 2025 adopted rates for sampled parcels before exemptions. It separates the current Three Creeks search from locations where Tippit-built resales appear in dated MLS records; it does not identify current builder inventory in every row.

Historical 2025 full parcel tax rates and a hypothetical $300,000 taxable value
Sample community / context2025 complete rate before exemptionsTax on $300,000 taxable value
4905 Miranda Dr — Three Creeks, current builder navigation2.267330%, including Bell County MUD No. 1 at 0.783000%$6,802/year

1961 Rosson St — Warriors Legacy, historical Tippit-built resale context1.901130%, including WCID No. 3 (0.0358%) and No. 6 (0.0243%)$5,703/year

Sources: parcel records from Bell County’s Truth-in-Taxation portal reconciled to Bell CAD’s 2025 adopted-rate chart, reviewed September 20, 2026. The rates are examples for those parcels, not a universal neighborhood quote. HOA charges are separate; obtain the current documents. Three Creeks Phase X’s builder page labels its $480 annual HOA figure as 2025.

Check the lender’s tax estimate before closing

A new home’s estimate can understate taxes if it omits improvements. Using the sampled 4905 Miranda Drive parcel’s complete 2025 rate of 2.267330% and an assumed $300,000 taxable value, annual taxes would be about $6,802 before exemptions, or $567 monthly. This is a historical Three Creeks example, not a 2026 quote or the actual parcel’s tax bill. The actual assessment, exemptions, prorations and escrow timing vary. Do not assume every first-year bill is land-only or that every payment jumps in year two.

Add insurance, HOA dues, utilities, maintenance and closing costs to the payment. Verify the exact parcel’s current adopted rates; no mixed 2025/2026 total is presented here.

How Should You Evaluate a Tippit Incentive?

Request a current written offer for the specific property. Tippit’s public material differs by community and can remain online after terms change. A flyer is not confirmation that a credit is available to you or that the same title provider and lender conditions apply everywhere.

The preferred-lender material reviewed September 20, 2026 identifies SWBC Mortgage Corporation and loan officer Jimmy Alexander; it separately identifies Lilo Carroll as an associate broker with ERA Colonial Real Estate. Do not confuse the real-estate contact with the mortgage lender. Treat any advertised percentage credit as subject to a fresh written quote and eligibility.

Questions for a property-specific incentive and Loan Estimate
QuestionDocument to request
What is the builder contributing?Property-specific amount, permitted uses, expiration and conditions.
What does the lender credit cost?Loan Estimate showing rate, APR, points, lender fees and cash to close.
What changes with another lender?Written list of retained or lost concessions, not a blanket assumed $7,000–$9,000 forfeiture.
Who pays title and survey? The actual contract and closing-cost worksheet, scoped to the community and property.

Compare the same home and loan structure. A larger credit does not automatically create a cheaper loan, and a feature package does not guarantee resale appreciation. Use the builder comparison guide to organize the alternatives.

What Should You Obtain About Tippit’s Warranty?

Request the actual warranty booklet before signing: coverage periods, administrator or insurer, exclusions, maintenance duties, claim procedure and dispute terms. The public builder pages reviewed did not establish a specific 1/2/10 program or identify a structural-warranty insurer, so those details need the property’s written documents.

Written inspection and warranty steps before and after closing
Before closingAfter closing
Agree on independent inspection access and how findings will be handled.Save the final punch list, warranty documents and contact route.
Ask which repair items must be completed before funding or possession.Submit issues in writing under the applicable deadlines.
Clarify drainage and foundation maintenance with qualified professionals.Keep maintenance and repair records; do not infer coverage or denial from a general rule.

If the workmanship period is one year under your actual warranty, plan any independent follow-up inspection far enough ahead to submit findings before its deadline. The builder’s statement welcoming inspectors during construction is not an automatic promise about post-closing access or coverage.

When Might a Tippit Home Be the Wrong Fit?

Match the actual house and terms to your requirements
Your nonnegotiableEvidence needed
A specific monthly paymentWritten loan and insurance quotes plus parcel taxes and HOA charges, including any later payment changes.
Documented energy performanceThe installed equipment and performance documentation; request an actual HERS or certification record if it matters to you.
Specific modifications or technologyWritten availability, price and timing for the plan and stage of construction.
Moving by a hard deadlineThe contractual completion/possession terms and a backup housing plan.

Judge the actual house and terms. A company-wide claim that another builder always wins on payment or Tippit always wins on quality cannot resolve an individual purchase.

How Should You Compare Tippit with Other Bell County Builders?

Compare matched homes: similar location, size, lot and condition, with all written inclusions and financing costs counted. Start with Tippit’s community sheet and request equivalent documentation from each alternative.

Use the rows above as a two-home worksheet: write Home A and Home B beside each item, save the dated document or quote, and list any unanswered question. Resolve missing price, inspection, loan or warranty terms with the responsible provider before signing. Relevant guides: D.R. Horton · Stylecraft · Centex · KB Home. These are comparison routes, not a guarantee about another builder’s current prices or incentives.

Should You Arrange Representation Before Touring Tippit?

Decide how you want to be represented before registration or a sales-office visit. Ask about the builder’s registration policy and agree on the agent’s scope and compensation in writing. Do not assume buyer-agent services are free or that the builder always pays them.

Read the actual purchase contract

Request the proposed form and addenda. Verify option or cancellation rights, earnest-money deadlines, financing contingencies, inspection access, material changes, completion and possession terms. This review has not established one universal Tippit contract. Use a Texas real-estate attorney for legal interpretation or custom provisions.

Contact Taylor before the builder visit with the community, property address and any offer you have received. A planning conversation and review of a written offer are different stages.

Which Communities Does Tippit Currently List?

The builder’s subdivision navigation checked September 30, 2026 lists these four pages. This is a directory observation, not a count of homes available today.

CTXMLS Bell County residential snapshot observed October 3, 2026. These four records name Tippit variants in BuilderName and report year built 2026; all four were active and none pending. The filter excludes positive lease prices and asks below $15,000. Full street address and city identify four unique records with no conflicting current status in this export; no MLS listing-number or separate new-construction field is supplied. Listing remarks and builder pages identify the Three Creeks/Miranda area, but a year-built entry alone does not prove never-occupied status. The range covers four active asking prices and is not a builder base-price list. Blank builder fields and off-MLS inventory limit coverage. Confirm completion, availability and terms for the actual property.

Keep current listings separate from historical building locations

Tippit-built resales appeared in Reserve at Pea Ridge, Warriors Legacy and Oak Ridge in the September 20, 2026 MLS review. That does not establish current new-construction inventory. The builder’s About page still mentions additional locations, so confirm the specific address rather than concluding the company has exited a subdivision.

The builder’s older About page also names Settlers Pass, but this review did not establish a current Tippit-attributed offering there. Blank builder fields and off-MLS sales limit what absence can prove; confirm any proposed address with the builder.

Schools and commute

The September 20, 2026 district lookups for sampled Three Creeks addresses in the 2026–27 school year returned Chisholm Trail Elementary, South Belton Middle and Belton High. New Tech is a separate choice-program question. Verify the exact address and intended year with Belton ISD’s lookup; preschool enrollment is a separate inquiry. For other locations, confirm with the responsible district instead of generalizing from the builder’s name.

For BSW or Fort Hood travel, route the exact house to your actual report location at the relevant time. Do not choose a historical building location on the assumption that it has current Tippit inventory.

Frequently Asked Questions

What Buyers Ask About Tippit Homes

Ask for the financing and concession terms in writing for your home. Compare Loan Estimates and confirm which credits change with another lender. Public preferred-lender material is not a universal or current offer, and no fixed forfeiture amount is established here.

Inclusions vary by community and plan. Flint Ridge Estates publishes a different landscaping, insulation, roof and garage-opener package from older community sheets. Obtain the exact specification and exclusions attached to your contract; do not assume one builder-wide package.

The exact parcel controls. Sampled Three Creeks parcels include Bell County MUD No. 1; the complete 2025 adopted stack is 2.267330% before exemptions, including the MUD’s 0.783000%. Historical Warriors Legacy examples include two water-control districts. Verify current units, rates and taxable values for the specific property.

The builder’s About page, checked September 30, 2026, says independent inspectors are welcome during construction. Confirm the access, scheduling, insurance and reporting conditions in writing for your purchase. The statement does not automatically establish every inspection phase or post-closing warranty procedure.

Request the proposed purchase contract and all addenda. This review has not verified one universal form, option period or earnest-money rule. Review inspection access, financing, cancellation, deposits, completion and possession terms; ask a Texas real-estate attorney about legal questions or custom provisions.

School assignment depends on the address and school year. Sampled Three Creeks addresses returned Chisholm Trail Elementary, South Belton Middle and Belton High in the district’s 2026–27 lookup. Tippit-built resales also exist in other districts, including Temple ISD. Confirm the actual lot with the district rather than relying on the builder name or an MLS field.

Use rent comparables for the actual home, current financing and operating costs, and the recorded lease restrictions. A lack of an HOA does not establish that no deed or local restrictions apply. Include vacancy, maintenance, management, taxes and insurance; a feature list does not prove cash flow or eliminate exterior maintenance.

Compare specific homes with the same scope: location, size, lot, construction stage, written features, full financing costs and warranty. Request current evidence for each alternative. Builder-wide quality rankings, incentive amounts or guaranteed resale premiums do not resolve that comparison.
