Taylor’s March 2026 video tour of Lake Pointe
A 9-minute, 23-second walk-through of Lake Pointe and The Terrace at Lake Pointe by Taylor Dasch, EG Realty, published on the Living in Temple YouTube channel on March 6, 2026.
Read with the March 2026 video: its prices, example listing, monthly-payment estimate and $30-a-month HOA figure are historical examples; use current property documents for your purchase and the dated figures on this page for their stated periods. Its “one of the best” and top-agent remarks are the video’s own opinions, not rankings. Its passing remark about the area’s income level is not supported by comparative evidence; this page does not characterize neighborhoods by residents’ income.

66 Lake Pointe and Lake Pointe Terrace homes closed from September 2, 2025 through September 1, 2026, at a $266,000 median. Most sold for $241,664 to $310,000. Larger homes cost more in total but less per square foot.

How close to list price did Lake Pointe homes sell?
Across the same 66 sales, the median ratio of sale price to final list price was 98.6%, and to original list price 95.3%. 33 of 66 had lowered their list price before selling, and 25 of 66 closed at or above the final list price.
How many Lake Pointe homes were for sale on September 24, 2026?
The CTXMLS status snapshot for September 24, 2026 showed 20 active Lake Pointe and Lake Pointe Terrace listings with a $285,000 median asking price, plus 6 under contract or pending. Asking prices are not sale prices, and listings change daily.
Method: CTXMLS closed Residential sales with City = Temple, closing September 2, 2025 through September 1, 2026, price $25,000 or more, export observed September 2, 2026. Included: subdivision labels matching “Lake Pointe” in any spelling (Lake Pointe Ph I, II-A1, II-A2, II-A3 and III; Lake Pointe Terrace Ph I–IV), plus 11 sales labeled “The Terrace” or left blank whose street addresses match Bell CAD Lake Pointe or Lake Pointe Terrace parcels. Duplicate records are counted once. Percentiles use linear interpolation. Days on market is the MLS DOM field (listing to contract). The September 24 snapshot uses the same name and address rules.
What would a Lake Pointe home cost each month at September 2026 rates?
Start from the home’s price and your own loan terms. This example uses three prices from the 66 sales, the 2025 Lake Pointe tax rate and Freddie Mac’s average 30-year fixed rate for the week of September 24, 2026 (7.03%). Replace each line with your own quotes.

| Example price | 5% down | Principal + interest | Tax, homestead | Tax, no homestead | P&I + tax, homestead | P&I + tax, no homestead |
|---|---|---|---|---|---|---|
| $242,000 (about the 20th percentile) | $12,100 | $1,534 | $314 | $484 | $1,848 | $2,018 |
| $266,000 (median) | $13,300 | $1,686 | $358 | $532 | $2,044 | $2,218 |
| $310,000 (80th percentile) | $15,500 | $1,965 | $439 | $620 | $2,404 | $2,585 |
Monthly amounts. Not included, so get quotes for the specific home: homeowners insurance, any mortgage insurance or loan-program fees, HOA dues and one-time transfer charges, utilities and upkeep. Principal and interest cost about $667 a month per $100,000 borrowed at 7.03% over 30 years.
Assumptions: the price is used as the taxable value (Bell CAD sets the appraisal, and a sale price does not automatically become it); a 30-year fixed loan for 95% of the price at 7.03%, Freddie Mac’s U.S. weekly average as of September 24, 2026 (your rate and fees will differ); the homestead columns assume only the general residence homestead exemption. Each component is rounded to the dollar and the totals add the rounded components.
- Ask a lender for a written Loan Estimate at your price, down payment and loan type.
- Get an insurance quote for the exact address before you settle on a price ceiling.
- Request the association’s resale certificate for current dues and any special assessments.
- Apply to Bell CAD for the homestead exemption once you qualify. The Texas Comptroller says a buyer who acquires the home after January 1 may receive it for the rest of that tax year if the prior owner did not have it; the general filing deadline is before May 1.
What is the 2025 property tax rate for a Lake Pointe home in Temple?
Bell CAD’s 2025 records for one parcel in each recorded phase of Lake Pointe and Lake Pointe Terrace list the same seven taxing units, totaling $2.399877 per $100 of taxable value (2.399877%). None is a MUD or PID. The same parcels’ 2024 total was 2.338853%, mainly because the City of Temple’s rate rose from 0.6265 to 0.6999.

| Taxing unit, 2025 | Rate per $100 | General homestead exemption | Tax on $266,000, no exemption | With general homestead |
|---|---|---|---|---|
| Belton ISD | 1.149400 | $140,000 | $3,057 | $1,448 |
| City of Temple | 0.699900 | 20% of value (at least $5,000) | $1,862 | $1,489 |
| Bell County | 0.312800 | None | $832 | $832 |
| Temple College | 0.201700 | 20% of value (at least $5,000) | $537 | $429 |
| Bell County Road | 0.019900 | None | $53 | $53 |
| Temple Health and Bioscience | 0.013947 | None | $37 | $37 |
| Clearwater UWCD | 0.002230 | None | $6 | $6 |
| Total | 2.399877 | $6,384 a year | $4,295 a year |
Worked example: a Lake Pointe home taxed at $266,000 owes about $6,384 a year ($532 a month) with no exemptions, or about $4,295 a year ($358 a month) with only the general residence homestead exemption. Over-65, disability and veteran exemptions change these numbers.
Use your own figures, not the seller’s bill: a homestead’s county record can show exemptions and an “HS Cap Loss” (homestead cap) that belong to the current owner. Earlier versions of this guide quoted a 2.12% combined rate; the 2025 records show 2.399877%, including the Temple College tax.

Which Belton ISD schools serve Lake Pointe addresses?
Bell CAD’s school-district map places all 1,403 Lake Pointe and Lake Pointe Terrace parcels in Belton ISD. The campus depends on the street: on September 25, 2026, Belton ISD’s 2026-27 attendance lookup returned these campuses for 42 sample addresses, one per street in each recorded phase.
Swipe the table sideways to see every column.
| Section sampled | Elementary | Middle | High | Sample addresses |
|---|---|---|---|---|
| Lake Pointe Phases I–III | Burrell Elementary | North Belton Middle | Lake Belton High | 21 of 21 |
| Lake Pointe Terrace, most streets sampled | Tarver Elementary | North Belton Middle | Lake Belton High | 19 of 21 |
| Lake Pointe Terrace Phase I: Garden Green Dr and Foggy Draw Ct | Burrell Elementary | North Belton Middle | Lake Belton High | 2 of 21 |
Six more Terrace sample queries did not return a clean address match and are left out. Belton ISD adopted new elementary boundaries in March 2023 that took effect in 2024-25 and says they are unchanged for 2026-27. Before you rely on a campus, enter the exact address in the district’s attendance lookup for your enrollment year; see Belton ISD attendance boundaries.
Listing fields are not proof: 3 of the 66 sold listings named Temple ISD, while the county map puts every Lake Pointe parcel in Belton ISD.
Which HOA covers a Lake Pointe home, and what does it charge?
The Texas HOA management-certificate registry, searched September 25, 2026, lists four associations with Lake Pointe in the name, all in Temple. Their recorded certificates name a manager and list one-time charges at a sale. None states annual dues.

| Association and filing | Manager named | Recorded documents cited | Charges listed at a property transfer |
|---|---|---|---|
| Lake Pointe Residential Community, Inc. (amended certificate, Bell County doc. 2024054942, acknowledged June 11, 2024) | CSA Management | Lake Pointe declaration, doc. 2013-00038015, with amendments and community manual | Transfer fee $250; resale certificate $375; rush fee $275 |
| Lake Pointe Homeowners Association, Inc. (doc. 2024003574, recorded January 29, 2024) | Goodwin & Company | Lake Pointe plat, Cabinet D, Slides 400B–400D; declaration 00038015 | Working capital $350; resale certificate $375 (update $75); transfer $275; optional compliance inspection $150 |
| The Terrace at Lake Pointe Residential Community, Inc. (doc. 2026045708, recorded September 10, 2026) | The Management Trust | Declaration, doc. 2020004792; Lake Pointe Terrace Phase I plat, Cabinet 2019, Slide 177 A&B | Resale certificate $360; working capital assessment $370 |
| Lake Pointe Crossing HOA, Inc. (doc. 2024001111, recorded January 9, 2024) | Accent Real Estate Services | Declaration, doc. 2021-058524; plat, doc. 2010-26735A | None listed |
The first two filings cite the same 2013 Lake Pointe declaration but name different managers; the June 2024 filing is the later one. Ask the title company which association and manager apply to the lot. Bell CAD’s legal descriptions do not use the name Lake Pointe Crossing, so match any listing that uses it to its recorded plat.
For the actual home, request the association’s resale certificate for current dues and any special assessments, and read the declaration’s leasing and use rules if you might rent the home later; this guide did not review those clauses. In the March 2026 video, Taylor points out a neighborhood park, pool, trails and playground; confirm which amenities the lot’s association provides.

What should you check on a specific Lake Pointe property?
These findings come from public maps and records for the whole neighborhood. Each still needs the actual address.
⚠ Flood map
FEMA’s National Flood Hazard Layer, checked September 25, 2026, shows most Lake Pointe parcels in Zone X (minimal flood hazard). 19 of the 1,403 parcels, mostly in Lake Pointe Phase II-A1, touch a mapped Zone A area, and 12 of those 19 have a house.
Look up the address on the FEMA Flood Map Service Center and get an insurance quote.⚠ Soil under the house
USDA’s soil survey maps Lake Pointe about evenly between two soils: Purves silty clay, 1 to 4 percent slopes (under 728 of the 1,403 parcels), which USDA describes as shallow clay over limestone with typically 8 to 20 inches of soil above bedrock, and Denton silty clay, 1 to 3 percent slopes (under 675). It does not map Houston Black clay here.
Look up the address in USDA’s Web Soil Survey, read the inspection report and ask for any foundation or drainage repair records. See the USDA Purves series description.⚠ Nearby construction
In March 2026, Taylor called out construction traffic and noise while newer phases were being built. Deed records show builder sales in Lake Pointe Terrace Phase IV as recently as 2025.
Drive the streets around the lot and ask what is planned on nearby vacant land.⚠ Rail and road noise
The nearest open rail crossing in the Federal Railroad Administration’s inventory is about 3 miles in a straight line from the closest Lake Pointe parcel, on BNSF’s line in south Temple.
Visit at the hours you will be home and listen from the yard. Source: FRA crossing inventory.⚠ Lake access
Lake Pointe is not on the water. Temple’s Lake Park, a U.S. Army Corps of Engineers park with two boat ramps on Belton Lake, is 4.4 to 4.9 road miles away. Belton Lake has no private docks: the Corps bars private facilities on the public land around the lake.
See the Corps’ Belton Lake boat ramps and adjacent-landowner rules.⚠ City services and utilities
Bell CAD’s map places every Lake Pointe parcel inside Temple city limits, and each sampled parcel pays City of Temple taxes.
Confirm water, wastewater, trash and internet providers and deposits for the address with the City of Temple utility office.
How far is Lake Pointe from BSW, the VA, Fort Hood and Belton Lake?
Road miles measured September 25, 2026 from the center of the Lake Pointe Phase I–III lots and from the center of the Lake Pointe Terrace lots, using OpenStreetMap routing (OSRM). Drive times depend on traffic, school zones and gate lines, so test the trip at your usual hour.

Taylor Dasch, real estate agent, EG Realty · in his own words from the March 6, 2026 video tour
“This section is gonna be slightly more expensive, but you’re gonna have nicer, newer homes… personally, I like this section better.”On The Terrace at Lake Pointe, the D.R. Horton section
“This neighborhood has a lot of inventory as well, so higher days on the market, which means you can negotiate a bit, get some closing cost paid for.”
The sales data for the year to September 1, 2026 shows the opposite on market time: a median 47.5 days on the MLS in Lake Pointe versus 69 for all Temple sales, 50% of sold listings with a price cut versus 55% citywide, and about 3.6 months of supply on September 24 versus 5.2 citywide. The median Lake Pointe sale still closed at 95.3% of its original list price.“You can get the same exact build, this D.R. Horton home right here, if you look in south Temple for slightly cheaper.”
His trade-off: similar houses elsewhere in Temple can cost less, so compare the address, schools and total monthly cost side by side.“There’s a lot of new construction around here… some extra noise, but that’s only for the time that they’re building the new construction.”

Lake Pointe FAQ: taxes, HOA, schools and prices
Lake Pointe and Lake Pointe Terrace are inside Temple city limits and in Belton ISD. Bell CAD’s city-limit and school-district maps place all 1,403 parcels in both, and the 2025 tax record of each sampled parcel lists the City of Temple and Belton ISD. The assigned campus still depends on the exact address.
On September 25, 2026, Belton ISD’s 2026-27 attendance lookup returned North Belton Middle School and Lake Belton High School for all 42 sampled Lake Pointe addresses. The elementary campus varied: Burrell Elementary for every sampled Lake Pointe Phase I-III street and two Lake Pointe Terrace streets, and Tarver Elementary for the other sampled Terrace streets. Check the exact address in the district’s lookup.
For 2025, Bell CAD lists seven taxing units on Lake Pointe parcels, totaling 2.399877% of taxable value: Belton ISD 1.1494, City of Temple 0.6999, Bell County 0.3128, Temple College 0.2017, Bell County Road 0.0199, Temple Health and Bioscience 0.013947 and Clearwater UWCD 0.00223 per $100. On a $266,000 taxable value that is about $6,384 a year, or about $4,295 with only the general homestead exemption.
No MUD or PID appears on the 2025 Bell CAD tax records for the ten parcels checked, one in each recorded phase of Lake Pointe and Lake Pointe Terrace. The combined rate is still 2.399877%, so budget with the full rate.
Annual dues are not stated in the associations’ state filings. The filings list one-time charges at a sale: The Terrace at Lake Pointe lists a $360 resale certificate and a $370 working capital assessment (September 2026 filing), and Lake Pointe Residential Community lists a $250 transfer fee and a $375 resale certificate (June 2024 filing). Get current dues from the resale certificate for the specific home.
Lake Pointe Crossing HOA, Inc. files its own management certificate, recorded January 9, 2024 and managed by Accent Real Estate Services. Bell CAD’s legal descriptions do not use the Lake Pointe Crossing name, so match any lot to its recorded plat and ask the title company which association governs it.
66 Lake Pointe and Lake Pointe Terrace homes closed from September 2, 2025 through September 1, 2026 (CTXMLS), at a $266,000 median. The middle 60% sold for $241,664 to $310,000, and the median price per square foot was $144. Half of those sold listings had lowered their list price before selling.
No. Lake Pointe is a West Temple subdivision. Temple’s Lake Park, a U.S. Army Corps of Engineers park with two boat ramps on Belton Lake, is 4.4 to 4.9 road miles away. Belton Lake has no private docks; the Corps bars private facilities on the public land around the lake.
Most parcels are in FEMA Zone X, minimal flood hazard. On FEMA’s flood map checked September 25, 2026, 19 of the 1,403 Lake Pointe parcels touch a mapped Zone A area, mostly in Lake Pointe Phase II-A1. Look up the exact address and get an insurance quote before you commit.
About 6.9 to 7.1 road miles to Baylor Scott & White Medical Center – Temple and 26.3 to 26.8 road miles to the Marvin Leath Visitor Center by Fort Hood’s main gate, measured September 25, 2026 with OpenStreetMap routing. Drive times vary with traffic and gate lines, so test the trip at your usual hour.
