Here's what happens with most agents: you find the house you love, your agent writes the offer at asking price, and everyone moves on. No strategy. No leverage. No pushback. They're afraid that if they negotiate too hard, the deal falls apart and they don't get paid.

I do it differently. Once you find the right home, my default setting becomes negotiator. I gauge the activity on the property — how long it's been on market, how many views and favorites it has, whether there are competing offers, and what the seller's motivation looks like. That data determines how aggressive we can be.

I have a system for each type of property. New construction? I know which builders are sitting on inventory and which incentives they'll negotiate. Resale that's been sitting 60+ days? The seller is more motivated than they're letting on. Multiple offers? I know how to structure a winning bid without overpaying.
