Roughly 400 acres of residential streets west of South 31st Street: Stagecoach Trail, Longhorn Trail, Box Canyon Drive, Buckskin Trail and Winchester Drive in the phases; Michaels Drive and Creek Side Drive in Canyon Creek West; Canyon Cliff Drive, Stratford Drive, Woodstone Circle and the courts of the Cliffs.

Canyon Creek Behavioral Health — a psychiatric hospital at 1201 Canyon Creek Drive, on the neighborhood’s entrance road. It is why a Google search for “Canyon Creek Temple TX” returns a hospital first. It is not inside the residential streets, and it has nothing to do with home values here.

Here is what the MLS will not tell you in one line: Canyon Creek is the cheapest way to live two miles from Baylor Scott & White in a brick house with a yard and a two-car garage. Twenty-three standard-tier homes closed in the last 12 months at a $215,000 median. Nothing else that close to the hospital does that.

The trade is age. Every one of those 23 closings was built between 1979 and 1997, which means roofs, HVAC, water heaters and, on the pre-1990 slabs, foundation movement on Temple’s clay are all somewhere in their second or third life. I price the CapEx before I price the house, and I would tell you to do the same.

The mistake I see most is the tier trap. A buyer pulls “Canyon Creek comps,” sees a $555,000 sale on Bordeaux Place in the Cliffs, and decides the $230,000 ranch on Stagecoach Trail is a steal. It is not the same market. Comp phases against phases and the Cliffs against the Cliffs, or your offer will be wrong in one direction or the other.

What Should You Check Before You Write an Offer in Canyon Creek?
