The combined cohort’s median recorded lot area is 0.14 acres (n=43). CTXMLS supplied records, October 12, 2025–October 11, 2026, observed October 12, 2026. A shared Hartrick name does not establish a matching lot, jurisdiction or HOA document set.

What do HOA, taxes and utilities add to the cost?

The tax components shown are from Bell CAD’s 2025 Tax Rate Table, dated September 30, 2025 and rechecked October 14, 2026. They apply to tax-year-2025 comparisons, not a promised 2026 bill. A sampled account is not every account

The Bell CAD review read ten phase and jurisdiction sample accounts on October 5, 2026. None displayed a MUD or PID unit, but that does not rule out a separately billed assessment. A Ranch phase-II record also omitted the Road District. Reconcile that account before using a subtotal. The MUD/PID guide explains which documents to request.

Which district and campuses serve Hartrick Ranch addresses?

Direct Answer

Bell CAD’s 2026 certified export dated September 22, 2026, read October 14, lists Academy ISD as the school taxing entity for all 526 matched Hartrick Ranch, Valley and Crossing parcels. Confirm the enrollment address and campus with the district. The earlier centroid overlay places one Crossing tract in Temple ISD, but both its certified and current CAD records list Academy ISD; that boundary/record discrepancy remains unresolved.

MLS district entries are Academy ISD: 42; Temple ISD: 1 across 43 closings (CTXMLS supplied records, October 12, 2025–October 11, 2026, observed October 12, 2026.). The CAD records take precedence for this tax-district description; attendance remains an address-level district decision. Campus feeders: confirm with the district. Use the school-address lookup guide. The saved October 5 centroid overlay places one Crossing parcel in Temple ISD. Both the September 22 certified entity record and its parcel page read October 14 list Academy ISD; the exception is a vacant commercial tract, not evidence of a Temple-ISD home. The boundary geometry disagreement remains unresolved; obtain district confirmation for any enrollment address. Academy ISD directs residency questions to Bell CAD’s maps division. Three sample parcel records checked October 14, 2026 list Academy ISD, but address-specific campus assignments remain unverified; confirm with the district. District lookup resources: Belton ISD Infofinder; Temple ISD; Academy ISD.

How far is Hartrick Ranch from daily destinations?

Routes are estimated from the median of the matched Bell CAD parcel centers, using local OpenStreetMap OSRM and Valhalla engines. Grocery comparison covers three checked candidates. Park comparison remains incomplete because OSRM cannot route to the verified Dana Peak entrance. Park entrances are reference approaches, not proof that all facilities are open; USACE reports partial seasonal closures at Temple Lake and Westcliff. What should you check at the actual property?

Read the slab and drainage together

For these newer slab homes, have the inspector review visible movement, grading, gutters and drainage paths. Ask for any engineering reports and repair records. Confirm where water leaves the lot and whether later landscaping changed that route. This is a property check, not a claim of neighborhood-wide defects.

Identify the builder and warranty holder

Match the named builder to the actual contract and warranty. Ask what transfers on resale, which repairs have been requested, and whether any deadlines are approaching. A recorded MLS builder name is attribution evidence; it is not proof of current coverage. Keep promised repairs and credits in writing.

Inspect roof, cooling and installation records

Check roof condition, attic ventilation, cooling performance and equipment service records even when a home appears recent. Ask whether systems are original and whether permits or commissioning records are available. For unfinished construction, identify the inspection access allowed before completion and the written process for correcting findings.

Measure usable yard and easements

Read the boundary survey, setbacks and utility or drainage easements beside the home’s floor plan. Confirm fence locations and any proposed patio or outbuilding with the applicable association and permitting authority. Similar lot acreage can leave different usable space; verify the particular lot instead of buying from a subdivision median.

Check the building footprint for flood exposure

FEMA’s point query read October 5, 2026 returned Zone X at the combined parcel median. It did not test each lot, drainage tract or house footprint. Obtain a property-level map check and insurance quote, then compare the survey and any drainage easement. A central point cannot settle the whole subdivision’s exposure.

Match the legal section to services

Confirm the legal description against the recorded plat, Bell CAD account, association and utility records. The guide’s city and school overlays count parcel centers, while the MLS uses free-text subdivision labels. That distinction matters especially for Valley and Ranch Estates names. Verify sewer or septic instead of inferring service from a Temple mailing address.

Check the Hartrick Bluff work schedule

The city report dated June 30, 2026 scheduled the main reconstruction for March 2028 completion; a state filing read October 5, 2026 lists August 2026–August 2028 planned work. Neither proves current activity. Check the city’s current plan for the home’s access route; a separate completed item does not establish completion of the main project.

How should you compare Hartrick Ranch with other areas?

Which Hartrick trade-offs matter to your shortlist?

Set a full-cost budget

Use a specific home’s asking price and matching sold rows, then add taxes from its own account, insurance and confirmed HOA charges. Written lender and builder terms belong in the comparison. The combined median provides context; it cannot establish the payment or value of a particular estate or Ranch home.

Test the trip before committing

Check the actual property and current documents. A neighborhood-level table cannot establish your particular route, fees or restrictions. Compare the written terms and verify any unresolved condition before making the purchase decision.

Choose the usable space

Compare yard shape, easements, setbacks and maintenance needs with the space you want. An estate label is not a substitute for a survey. Check what the association permits before planning a fence, patio or detached structure, and price any required work alongside the home.

Match age and obligations

Choose between builder inventory and resale on inspection evidence, warranty terms and maintenance history. Mandatory HOA entries make document review part of the decision. If the home’s restrictions or recurring costs do not suit your plans, compare another property before committing to the name.

Decision

Identify Ranch, Valley or Crossing first; the combined cohort is not a Ranch-only price. Shortlist the actual home only after its budget, route, condition, lot and documented obligations work for your plans.

How to read the Hartrick Ranch numbers

Identify Ranch, Valley or Crossing first; the combined cohort is not a Ranch-only price.

Evidence limits

Supplied records, not a complete subdivision census; source scope and closing-window completeness are unverified. Source-dated Active status is not current inventory. Missing listing identifiers also limit correction matching. These are disclosed sample statistics, not an appraisal.

Property documents

Use the legal description, survey, inspection, current HOA certificate and actual tax account before deciding. A neighborhood median cannot capture condition, usable land, easements or recurring charges.

Recorded build years span 2018–2026 (n=43). CTXMLS supplied records, October 12, 2025–October 11, 2026, observed October 12, 2026. Build year does not establish phase recording, equipment age, builder warranty or condition.

The route table uses local OpenStreetMap OSRM and Valhalla results from a median parcel center to checked destination approaches. Reported minutes are the engine average with both engines’ range and no traffic. A failed or unresolved pair remains drive estimate pending. Parking, gate queues and drop-off are separate.

The saved FEMA query read October 5, 2026 returned Zone X at the median parcel center only. It does not classify every lot or structure. Check the actual footprint, drainage, easements and insurance separately; a photograph does not establish access rights.

Not verified in this review

  • Supplied records, not a complete subdivision census; source scope and closing-window completeness are unverified.
  • Current listing status and unverified exported property fields.
  • Current HOA charges, applicable restrictions, utilities and property-specific warranty terms.
  • Enrollment address and campus feeders: confirm with the district.
  • Bell CAD polygon/entity disagreement for the vacant Crossing tract; Academy is supported by both entity records, but geometry and attendance need district resolution.
