What should I check at Pecan Creek?
Use the D.R. Horton review to prepare your questions, then compare the actual home and contract. Ask what is complete, what remains to be installed, which options are included and when independent inspections can happen.
For a DHI Mortgage incentive, request the full dated offer and a Loan Estimate. A fixed interest rate does not freeze taxes, insurance or the total cost of owning the home. This page does not verify a current rate or establish that one builder has the lowest payment.
Get the warranty process in writing
Ask for coverage, exclusions, claim deadlines, the reporting portal and the escalation contact. Earlier warranty-delay allegations on this page lacked linked complaint records and have been withdrawn; they are not established findings about this community.
What should I verify at Atascosa Estates?
Lennar’s Atascosa Estates page separates available homes from floor plans. Ask for the included-features sheet for the address you are considering; a model-home display does not establish what your purchase includes.
The earlier June financing offer has been withdrawn from this comparison. Do not infer fixed-rate, adjustable-rate or temporary-buydown terms from the builder’s name. Ask the lender for the current product, any later payment changes and the qualifying conditions.
Battery and assistance terms need their own documents
If a battery is included, request the service agreement, electricity charges, backup limits, maintenance responsibility and transfer terms. Backup duration is limited; the earlier promise of “no frozen pipes” has been removed. If down-payment assistance is offered, request its repayment, forgiveness and occupancy conditions. No current assistance amount or eligibility is verified here.
What should I compare at South Pointe?
Start with Stylecraft’s South Pointe plans and availability and the Stylecraft review. Compare room dimensions, included finishes, optional upgrades and the written completion schedule for the actual home.
Request the current HOA budget and charges. Earlier “lowest HOA” and “only option” claims are withdrawn; the page’s own earlier HOA figures did not support the lowest-cost claim.
Obtain the lender offer before comparing financing. Builder size or ownership does not establish the loan product, lowest total cost or warranty service you will receive. The prior long-term savings comparison used incompatible offer periods and has been removed.
How to compare the written offers
Ask each builder for the same documents: the home’s specification sheet, an itemized purchase worksheet and the parcel’s tax and district assessment information. Add the written completion schedule and lender-incentive conditions.
Compare the loan separately
Request Loan Estimates for comparable loan scenarios. Check cash to close, points, credits, mortgage insurance and the projected payment schedule. Identify which incentives depend on a particular lender and whether a delivery delay affects eligibility.
With an adjustable-rate loan, ask about adjustment timing and limits. With a temporary buydown, ask for payments after the subsidy ends. A planned sale or refinance does not guarantee that either will be available when needed.

Verify school assignment and your route to work
Check the specific home address against Temple ISD’s official district and attendance maps, then confirm assignment with the district. Do not infer attendance from a ZIP code, model-home address or a nearby community.
For the commute, enter the home address and your actual BSW work entrance into a route planner, select your shift time and allow for parking and walking.
