Temple vs. Belton neighborhoods, compared on the five things that actually decide it.
If you are relocating for Baylor Scott & White or buying your first hold in Central Texas, the choice between Temple and Belton neighborhoods comes down to five variables: commute to BSW, school district, price band, new-build vs. established, and the one risk most buyers miss. This page lays all five side by side, on real MLS numbers — not Zillow averages.
Which Temple or Belton neighborhood should you actually pick?
For a Baylor Scott & White hire who wants the shortest commute and the lowest entry price, Lake Pointe, Wyndham Hill, or Sage Meadows in Temple are the value plays — 7 to 13 minutes from the hospital, with established and newer homes in the $245K–$300K band. If schools rank above commute, Belton ISD neighborhoods like Three Creeks trade roughly 5–10 extra commute minutes for stronger district scores and bigger new-construction lots, at a higher median ($314K and up). The honest tradeoff: Temple buys you minutes, Belton buys you district and lot size. Below is every variable side by side.
In Bell County, the practical choice for most relocating buyers is between Temple neighborhoods (shortest BSW commute, $279K median, Temple or Academy ISD) and Belton neighborhoods (stronger Belton ISD scores, larger new-build lots, $330K median, ~5–10 min farther from BSW Temple). Killeen and Harker Heights are cheaper but commute 24+ minutes to BSW; Salado is the premium small-town option at a $550K median. Pick on the variable you can’t change after closing — commute and school district — not on the finishes.
- Shortest BSW commute: Bella Terra & Wyndham Hill (Temple) at ~7 min; Sage Meadows ~11 min; Lake Pointe ~13 min.
- Best schools for the price: Belton ISD neighborhoods (Three Creeks, Sendero) and Academy ISD (Wyndham Hill) over base Temple ISD.
- Lowest entry price near BSW: Sage Meadows ($245K) and Lake Pointe ($285K), both in Temple.
- Most new construction: Three Creeks (Belton), The Parks at Westfield & Pepper Creek Crossing (Temple), Skyview (Belton).
- Best investor cash-flow odds: established Temple inside-loop product under $250K; new-build appreciation lanes don’t cash-flow at today’s rates.
- The risk buyers miss: a “Temple” mailing address does not guarantee Temple ISD — Wyndham Hill is Academy ISD, and parts of south Temple feed Belton ISD.

Median price = June 2026 MLS (active + sold, n≥4 per subdivision). Commute = Google driving time to BSW Medical Center, 2401 S 31st St, 8 AM departure. School districts reflect general subdivision assignment and must be verified per address. Updated: June 2026.
A “Temple, TX” mailing address does not mean Temple ISD. Wyndham Hill, despite the south-Temple address, is Academy ISD. Sage Meadows carries a Temple address but sits outside city limits and feeds Belton ISD — which is the loophole some families use to get Belton schools at a Temple price point. If the school district is a deciding factor for you, confirm the exact campus assignment for the specific street and lot before you fall in love with a house. The MLS field and the mailing city are not authoritative on this.
Decide in this order — cheapest mistakes first.
The variables you cannot change after closing should outrank the ones you can. You can repaint a kitchen. You cannot move the house closer to the hospital or re-zone it into a different school district. Run the decision top to bottom.
Commute & district first
These never change. If you work shifts at BSW Temple, every minute is doubled daily. If you have school-age kids, the campus assignment is locked to the lot. Settle these two before anything else.
Price band & carrying cost
Anchor to a monthly payment, not a sticker price. New-build phases often add MUD/PID or higher HOA dues that a $285K established home doesn’t carry. Two homes at the same price can cost $250+/mo apart.
New vs. established
New construction = builder warranty, lower repair risk, but you pay the premium and wait on the comp to catch up. Established = negotiating room, mature trees, known systems — and an inspection that actually matters.
Finishes & feel
Layout, finishes, and “the vibe” come last because they’re the easiest to change and the easiest to overpay for. Decide the first three, then let two or three qualifying homes compete on this.
BSW relocating, commute is king, first home: Wyndham Hill or Lake Pointe — 7–13 min, $285K, and you’re inside the hospital’s orbit. Family that ranks schools over minutes: a Belton ISD neighborhood (Three Creeks if you want new, Sendero if you want a little more yard) and accept the 15-ish minute drive. Move-up / premium buyer: Bella Terra for west-Temple newer product close to BSW, or Wildflower if you want the country-club setting and don’t mind a slower resale at $590K+. Investor: ignore the new-build appreciation lanes — they don’t cash-flow at current rates — and hunt established Temple product under $250K where rent ($1,650 median) covers more of the note.
Where each city sits on price, rent, and speed.
Before picking a neighborhood, know which city you’re shopping. Bell County is not one market — there’s a $300K+ spread between Killeen and Salado, and the rent-to-price math differs sharply across them.
| City | Median price | Median rent | Median days on market | Best fit |
|---|---|---|---|---|
| Temple | $279,500 | $1,650 | 74 days | BSW relocation, balanced buyers, established cash-flow |
| Belton | $330,000 | $1,850 | 68 days | Belton ISD families, new construction, larger lots |
| Harker Heights | $325,000 | $1,700 | 61 days | Fort Hood / military commuters, newer subdivisions |
| Killeen | $239,000 | $1,400 | 60 days | Lowest entry price, military rental demand, far from BSW |
| Salado | $550,000 | $2,750 | 72 days | Premium small-town, acreage, low-density schools |
City medians from June 2026 Bell County MLS (active + sold). Rent medians from current Bell County lease data. Updated: June 2026.
Killeen looks like the obvious investor play — a $239K median with strong Fort Hood rental demand. But the median rent there ($1,400) sits below Temple’s ($1,650) on a cheaper house, which compresses the gross-rent advantage less than the price gap suggests. The real edge in Killeen is military turnover velocity (60-day median DOM, the fastest in the county), not headline cash flow. If you’re buying for BSW proximity, Killeen’s 24-minute commute to Temple cancels the savings the moment gas and time enter the math.
When the “cheaper” neighborhood is the wrong call.
The lowest median price is not automatically the best buy. A few buyer profiles should skip the obvious value play:
Questions buyers actually ask before choosing.
Is Temple or Belton better for Baylor Scott & White employees?
Temple is better for commute. Several Temple neighborhoods — Bella Terra and Wyndham Hill at about 7 minutes, Sage Meadows at 11, Lake Pointe at 13 — sit closer to BSW Medical Center than any Belton neighborhood, which run 14–17 minutes. Belton wins on school district scores and new-construction lot size. If your priority is the shortest drive to the hospital, choose Temple; if it’s Belton ISD schools, accept the extra 5–10 minutes for a Belton neighborhood. Updated June 2026.
What is the cheapest neighborhood near BSW Temple?
Sage Meadows in Temple has the lowest median among the close-in neighborhoods at about $245,000 (June 2026 MLS), roughly 11 minutes from BSW. Lake Pointe runs about $285,000 at 13 minutes. Both put you in the hospital’s commute orbit for well under the county’s new-construction pricing. Note that Sage Meadows carries a Temple address but feeds Belton ISD, which some families treat as a feature, not a bug.
Does a Temple, TX address mean my kids go to Temple ISD?
No. School district is assigned by the property’s location, not its mailing city. Wyndham Hill has a south-Temple address but is in Academy ISD. Parts of south Temple, including Sage Meadows and Lake Pointe, feed Belton ISD. Always verify the exact campus assignment for the specific street and lot before making the school district part of your buying decision — the MLS listing and the mailing address are not authoritative.
Which Temple or Belton neighborhood has the most new construction?
Three Creeks in Belton is the largest active new-construction community in the area, with a roughly $314,000 median and dozens of homes trading. On the Temple side, The Parks at Westfield, Pepper Creek Crossing, and The Hills of Westwood carry the most new inventory. Skyview in Belton offers the most house per dollar among new builds at about $301,000. New-construction incentives change monthly, so confirm the current builder offer before you commit. Updated June 2026.
Which Bell County neighborhood is best for buy-and-hold investors?
Established Temple product under $250,000 gives the best odds of covering the note at a $1,650 median rent. The new-construction appreciation lanes — Three Creeks, Skyview, the newer Westfield and Westwood phases — generally run cash-flow negative at current interest rates and are appreciation bets, not income plays. Killeen offers the fastest tenant turnover (60-day median days-on-market) on military demand but at a lower $1,400 median rent. Match the neighborhood to your strategy: cash flow favors established Temple, appreciation favors new-build Belton.
How long do homes take to sell in Temple vs. Belton?
In the June 2026 MLS data, the median days on market for sold homes was 74 days in Temple and 68 days in Belton. Killeen was fastest at 60 days, driven by military relocation churn. These are county-wide medians; a well-priced home in a desirable Temple or Belton neighborhood often moves much faster, while overpriced or premium-band listings sit longer. The market is balanced, not frantic — buyers have room to negotiate. Updated June 2026.
Is Salado worth the premium over Temple or Belton?
Salado runs a $550,000 median — roughly double Temple — for low-density living, larger lots, and a small-town setting about 20 minutes south of BSW Temple. It makes sense for move-up and acreage buyers who want space and a quieter district and don’t need to be minutes from the hospital. For most relocating BSW staff and value-focused first buyers, the premium isn’t justified by commute or schools alone. It’s a lifestyle buy, not a value buy.
