What does Taylor’s Fryers Bend tour cover?

The tour covers the neighborhood setting, custom-home features, an interior walkthrough and outdoor living. Use it to form questions for a visit: how the rooms connect, what the rear yard offers and which features belong to the home you would actually buy.

Inside Fryers Bend — Temple TX’s Newest Luxury Neighborhood · Taylor Dasch, Living in Temple · May 12, 2026 · 7 minutes 54 seconds. The published tour includes an interior walkthrough and backyard discussion; its price and inventory discussion reflects the spring 2026 snapshot. Watch on YouTube.

The video was published May 12, 2026. Its price and inventory discussion describes the spring 2026 context. Use the tour to understand the homes and setting, then check current property information separately.

Video clarification: A list-to-sale price difference does not establish seller-paid concessions; verify credits separately in the transaction records.

The tour’s neighborhood rankings, appreciation outlook and comments about doctors or income are opinions, not verified comparisons or resident data. Compare any home using its full cost, layout, condition, exact school assignment and your own route.

Where is Fryers Bend, and how are the lots arranged?

The official county-hosted final plat places Fryers Bend south of West FM Highway 93. It shows Castlerock Drive curving through the subdivision, Brookwater Court at the north end and Iron Branch Road toward the south. The plat was recorded March 10, 2022 and labels 54 lots and three tracts across 35.952 acres.

That layout makes lot position part of the buying decision. Compare the rear boundary, usable yard, neighboring lots and the driveway approach on a survey and on foot. A larger lot outline does not necessarily mean a larger area for a pool, workshop or other improvement.

The plat identifies Tract A as a common area and drainage tract, Tract B as a common-area tract, and Tract C for future city right-of-way. Those labels explain why a lot’s boundary matters. They do not establish unrestricted private use of the adjoining land or the current condition of an amenity.

For your everyday route, test the selected address to the entrance and parking you use at work, in both directions at your actual start and finish times. This guide does not substitute a neighborhood-wide drive-time estimate for that test.

Plat: recorded instrument 2022015808. Use the title company’s applicable recorded documents and the home’s current survey for the transaction.

What should you compare in a Fryers Bend home?

Seven recorded Fryers Bend closings in the October 12, 2026 CTXMLS exports ranged from $650,050 to $799,900, with a $765,000 median. Those records closed December 10, 2025–September 9, 2026. This is a selected recorded-sales cohort, not a current listing range or complete market census.

Selection: Temple residential Closed records labeled Fryers Bend, with closing dates from October 14, 2025 onward, in two exports observed October 12, 2026; seven distinct address/date/price keys. Matrix search scope was inferred rather than directly captured. The canonical daily export is dated October 8 and stale for current status.

Eagle Ridge’s 7227 Castlerock Drive page, checked October 14, 2026, identifies Fryers Bend and describes a four-bedroom, three-bath, three-car home with 3,068 square feet. It says “Contact for price.” That is a concrete example of the builder’s advertised home format; the page does not establish today’s availability, completion or sale price.

Separate buying an existing completed home from commissioning a build. For a completed home, compare the actual finish, condition, warranty documents and any remaining work. For a proposed build, compare the written plans, allowance schedule, site costs, change-order process and completion terms. A model-home feature becomes part of your purchase only when the agreement includes it.

How should you check HOA costs, taxes and schools?

Read the restrictions with your plans in mind

The recorded Fryers Bend declaration, instrument 2024024918, sets an initial annual assessment of $1,500 per lot on page 20. That is the initial amount in the recorded document, not a verified current dues quote. Obtain the current assessment, budget, transfer and membership charges, any special assessments and the applicable association documents for the exact lot.

The declaration’s recorded Exhibit A also distinguishes Lots 7–13 from the other lots: its minimum conditioned living area is 2,800 square feet for those lots and 2,400 for the others, with a rear-yard wrought-iron fence requirement on Lots 7–13. These recorded terms make the lot number useful before you choose a plan or fence. Have the title company confirm applicable amendments and review your proposal with the association.

Declaration observations: September 25–26, 2026; pages 20 and 32. Recorded restrictions and present-day charges are separate checks.

Budget for a completed home

Request the parcel’s taxing units, current appraisal and applicable exemptions, then ask the lender which completed-home value it used in the payment estimate. A bill for land or unfinished construction can understate the cost of owning the completed house. Insurance, HOA charges and any separately billed assessments belong in the comparison too.

The previously reviewed Bell CAD sample for 6919 Castlerock Drive, parcel 512667, lists the City of Temple and Academy ISD among its taxing units. It is a named parcel example, not a subdivision-wide tax rate or campus guarantee. Start with Bell CAD’s property search and the Temple property-tax guide for the house you are considering.

Confirm the school year and address

A Temple mailing address does not by itself identify the school district or campuses. Check the parcel’s school taxing unit, then confirm the exact address and enrollment year with the district. For an address identified as Academy ISD, use the district’s own office and enrollment information. This guide does not rate schools or predict an individual student’s experience.

Which guides help you compare alternatives?

Use the same lot, finish, ownership-cost and route questions across your shortlist. These guides answer different parts of that comparison; they do not establish that one neighborhood is the right choice for everyone.
