How to Buy a Home in Central Texas in 2026
To buy in Temple, Belton, or Harker Heights, start with a lender-reviewed budget, a written agreement explaining your agent’s role, and an address-specific estimate of taxes and insurance. Compare homes using recent closed sales, then negotiate price, credits and inspection terms together. In the September 1–29 observed Temple sample, 86 sales closed at a $267,000 median; 638 listings were Active in the separate September 30 snapshot. Those city figures provide context. Your offer needs neighborhood and property-specific comparable sales. Eligible buyers can also compare VA and physician mortgage options with their lender.
- Texas requires a written agreement before covered residential showings, or before presenting an offer if no home will be shown; representation and limited showing-only agreements differ.
- The school-district residence homestead exemption is $140,000 for eligible homeowners. Other taxing units have their own exemptions.
- Full VA entitlement has no county loan limit; partial entitlement uses the 2026 county limit and remaining guaranty.
- Physician loan down payments, eligible professions and student-debt treatment depend on the lender and applicant.
- Builder credits and rate promotions require an address-specific written offer, lender terms and expiration date.
- Our current MLS export does not measure seller-concession frequency; no market-wide concession percentage is claimed.
Why This Page Exists
Buying a home means weighing the property, the financing and the contract together. Taylor Dasch has $20M+ in closed real estate volume. This guide pairs dated CTXMLS records with linked tax, financing and contract sources so you can identify the questions that matter for the home you are considering.
For an out-of-state move, compare the home, commute and financing against your move-in needs. Ask for the property records and inspection information you need before deciding how to proceed. For a VA purchase, compare the appraisal and contract price with the lender before deciding how to respond.
If you want a cheerful agent who says “this is a great time to buy!” regardless of market conditions, I’m the wrong fit. If you want someone who will show you the exact comps, flag condition concerns for your inspector, and tell you when to walk away — keep reading.
“I don’t sell real estate. I analyze it. If the numbers don’t work, I’ll tell you to walk.”
Buying a Home in Temple TX? Start Here.
Before you start touring homes, this video walks through the buyer traps I see most often in Temple and Belton: monthly payment, closing costs, PMI, inspections, insurance, credit changes, and pre-approval.
5 things every Temple TX buyer should know first — a 9:58 walkthrough from Taylor Dasch.
The Acquisition Timeline: Contract to Keys
Strategic Planning & Financing Validation
Start with a lender-reviewed budget, school-assignment requirements, commute needs and a price ceiling supported by relevant recent comparable sales. If you’re considering a VA loan or physician mortgage, ask the lender about eligibility, documentation and costs before choosing a home.
Inventory Sourcing & Showings
Start with available MLS listings that fit your criteria and compare new construction using the exact home’s written terms. Availability, seller instructions and applicable MLS rules determine what else can be considered. For homes worth a closer look, review relevant CMA comparisons and available property records. If a remote walkthrough would help, agree on access, coverage and timing before relying on it.
The Offer & The Option Period
We match the financing, HOA and appraisal provisions to the property and loan. Earnest money, the option fee and the option-period length are negotiated in the contract. Under the TREC resale contract, earnest money and the option fee go to the escrow agent within three days after the effective date, with the stated weekend and legal-holiday extension. Review the actual contract deadlines before signing and calendar them from the effective date.
Due Diligence & Leverage
During the option period, we coordinate inspections, review the seller’s disclosure, check the Bell CAD record, and obtain property-specific insurance and repair quotes. An existing survey with a T-47 affidavit or T-47.1 declaration may be usable if title and your lender accept it. Repair requests should reflect documented condition, cost and your priorities.
Appraisal, HOA & Closing
The lender orders the appraisal. A low value calls for a review of available cash, price negotiations and the termination rights actually retained in your contract. We check HOA documents and assessments against the applicable delivery and review deadlines, then review title and closing figures with the relevant professionals.
Plan the Search With Taylor
Compare the Shortlist
Compare the listings you are considering against your budget, location needs and recent comparable sales. Check whether prices or written builder terms have changed, and note the records or estimates still needed before choosing which homes to visit.
Gather Property Details
Questions for the listing agent can clarify gaps in the record: “Is an existing survey and accompanying affidavit or declaration available?” “What is documented about the roof and HVAC?” “Are there other offers, and which terms matter to the seller?” Treat unconfirmed answers as items to verify.
Review Priorities Together
Review the shortlist, financing assumptions and any changes in your priorities. Decide what information is still missing and which homes warrant a visit. For a remote search, discuss what a video can show, what it cannot establish and whether an in-person visit or specialist follow-up is needed.
Plan Visits & Offer Terms
Choose visits around the homes that fit your priorities and the access available. Before an offer, review comparable sales, written financing terms and the seller’s stated priorities. Agree on the documents and decisions needed to prepare an offer, using the property’s circumstances and any actual deadlines.
Before You Buy: The Home, the Questions & the Numbers
Compare the Homes That Fit
Layout, storage, commute and privacy can change which home makes sense. Taylor compares the homes you’re considering against your priorities, with the advantages, compromises and unknowns spelled out. In Temple and Belton, that can include looking into the land behind a house. The next step is deciding which homes deserve a visit.
Check Beyond the Listing
An addition, conflicting lot sizes or missing repair records deserve a closer look. Taylor reviews available disclosures and property records, flags unanswered questions and identifies what needs confirmation. That might mean asking for addition records, clarifying restrictions or bringing a concern to your inspector. Missing information stays an open question until the appropriate source answers it.
Understand the Cost and Timing
Compare estimates for monthly costs, cash to close and money left in reserve, with assumptions clearly labeled. Taylor helps work through the choices and the timing, including a purchase that depends on another home selling. Your lender confirms financing; title confirms final closing figures. The next step is getting the missing terms in writing before deciding.
The Price Defense: Protecting Your Capital
Hyper-Local Comps
Start with recent closed comparables from the same subdivision or genuinely similar nearby homes, adjusting the search when sales are sparse. Compare size, condition, lot, sale date, recorded market time and concessions when documented. A city median is context, not a valuation. The aim is a defensible offer range and a clear list of differences that still need investigation.
Appraisal Gap Protection
Before offering above recent comparable sales, decide how much additional cash you could bring if the appraisal is low. An appraisal addendum can waive rights, partially waive them, or add a limited termination right; the selected terms and deadlines control. TREC Form 49-1 is not for FHA or VA financing. We review the appropriate financing protections before you commit.
Seller Concessions First
Compare a price reduction, closing-cost credit, permanent discount points and a temporary buydown using the same lender quote and ownership horizon. A temporary buydown lowers payments for its specified early years; it does not permanently reduce the note rate. The best choice depends on available cash, eligible costs, loan-program limits and how long you expect to keep the loan. Credits must be negotiated in writing.
The New Construction Playbook
Compare the Home and the Written Offer
Start with the specific home’s completion date, asking-price history and competing resale options. Builder promotions can change by community, lot, lender and closing deadline. A larger advertised incentive is useful only if the full price and financing comparison works for you.
Incentive Stacking
Request the current written incentive sheet for the exact home, including eligible credits, required lender or title company, rate and APR, points, fees, lock period and closing deadline. Compare the builder-lender Loan Estimate with an outside lender using the same loan amount and lock period. Do not assume older advertised cash amounts or introductory rates are still available.
Phase and Resale Pricing
Compare early-phase pricing with completed homes, later-phase plans and nearby resale closings in Temple, Belton, and Harker Heights. Future phase prices can rise or fall; a builder price increase does not establish your home’s resale value. Include lot premiums, upgrades, taxes and likely construction around you.
Independent Inspections: Recommended
A city inspection and a buyer’s independent inspection serve different purposes. Arrange access and inspection stages in writing with the builder. Where the construction stage permits, consider pre-drywall and final inspections by a licensed inspector, then document repairs and warranty follow-up. Do not infer condition from the fact that a house is new.

*CTXMLS Bell County Residential records, exact MLS City field, observed September 30, 2026 at 9:41 a.m. CDT. Closed dates September 1–29 only: a partial sample, not the completed month. Residential subtypes were not supplied; these are not detached-only statistics. Records were screened for usable price and property identity, leases excluded and repeated property/date observations checked; Active properties were deduplicated separately. Prices are rounded to the nearest $100. Median DOM uses valid recorded values (Belton: 36 of 37 sales); it is not average time to close. Samples below ten are suppressed. **Active only at the September 30 snapshot, excluding pending and Active Under Contract. MLS city labels do not prove municipal or school boundaries.
***Adopted 2026 city tax rates in dollars per $100 of taxable value: Bell County Truth in Taxation and Bell CAD. City portion only; county, school and special-district taxes are additional. Each unit applies its own taxable value and exemptions. Check the exact parcel for MUD taxes or PID assessments. Routes and school assignments require an address-specific check.
The Relocation Command Center
Select your profile below. Each buyer type faces unique financing, commute, and neighborhood dynamics in Central Texas.
Military Buyers: Fort Hood PCS & Permanent
VA loans can offer eligible borrowers no down payment and no monthly mortgage insurance, subject to lender approval and the purchase terms. Full entitlement has no county loan limit. Confirm your Certificate of Eligibility, remaining entitlement, funding-fee exemption and closing costs with the lender. Check your current BAH by duty location, grade and dependent status using the official DoD lookup; BAH alone does not establish an affordable purchase price.
Killeen and Harker Heights deserve a property-by-property comparison. The September 1–29 observed median closed prices were $237,000 in Killeen (108 sales) and $282,500 in Harker Heights (16 sales). These partial samples mix different home types and conditions. Verify the school assignment and drive the exact gate-to-unit route before deciding.
Gate commute matters more than distance. Confirm your unit, gate hours and reporting time, then test the route during the hours you will travel. A city-wide minute estimate cannot account for gate queues, installation access or the drive from the gate to work.
Medical Professionals: BSW Physicians & Staff
Several national and local lenders advertise physician programs with low or no down payment and no PMI. Eligible professions, student-debt treatment and loan limits depend on the lender and the applicant, and terms change. Ask Taylor for a current introduction rather than relying on a roster.
Temple and Belton offer different routes to the BSW Temple medical campus. Confirm the actual work location before narrowing the search: BSW Hillcrest is in Waco, not Temple. Check the drive during your shift change and verify school assignments for each address, including homes with a Temple mailing address in Belton ISD.
Baylor Scott & White lists a Temple PGY-1 stipend of $72,058 for academic year 2026–27. Some physician-loan programs can consider an employment contract before the start date. That salary does not establish a purchase budget: the lender must review debts, credit, reserves and the property’s full monthly costs.
First-Time Buyers: Temple & Belton
Budget from the complete payment, not the list price. Property taxes depend on the address, taxing units, taxable value and approved exemptions. Add insurance and any HOA dues when budgeting. Eligible residence homesteads may receive the $140,000 school-district exemption, subject to appraisal-district approval; confirm qualification and the exemption status of the exact parcel. Compare FHA, conventional and VA quotes on the same house. Start with the first-time buyer guide.

The Hard Truths
“I won’t promise to find a steal. I won’t sugarcoat inspections. I won’t show properties without pre-approval.”
Who I’m Best For
- Buyers who want data, not cheerleading
- Physicians and military personnel relocating with tight timelines
- Out-of-state investors who need boots on the ground in Bell County
- First-time buyers who want to understand what they’re signing
- Anyone who’d rather hear “walk away” than “this is a great deal!”
- Buyers willing to review the information and make informed decisions
Who I’m NOT Best For
- Buyers looking for an agent who says yes to everything
- Weekend hobbyists who want to “just look around” with no pre-approval
- Anyone who wants to waive inspections to “win” a deal
- Buyers who expect a recommendation without reviewing the details
- Clients seeking sugar-coated opinions over honest market analysis
- House hunters who want 20 showings before committing to a lender
The Buyer Readiness Protocol
These five items help you prepare to tour homes. You don’t need to finish them before we talk — reach out wherever you are in the process.
-
1
Full Pre-Approval From a Lender Who Can Meet the Contract Timeline
Not a pre-qualification. Not an online estimate. A full pre-approval with income verification, credit pull, and DTI analysis from a lender who understands Bell County appraisals. Compare written terms and confirm the lender can meet the contract timeline; location alone does not determine reliability.
-
2
Written Buyer Representation Agreement Reviewed
We review and sign our buyer representation agreement before touring, including the services, duration, responsibilities and negotiable compensation. Texas’s written-agreement requirement took effect January 1, 2026; a qualifying limited showing-only agreement is a separate permitted option, not a full representation relationship.
-
3
Negotiated Deposits Ready to Deliver
Keep the earnest money and option fee stated in your contract accessible. These amounts are negotiable. Confirm the escrow recipient, secure wire instructions and exact delivery deadline with title; plan for bank and transfer timing before signing.
-
4
Commute Parameters Defined
Confirm your actual workplace: BSW Temple, Hillcrest in Waco, or your Fort Hood unit and gate. Define the longest acceptable drive at your reporting time, then test each shortlisted address. The hospital or installation name alone is not a commute check.
-
5
School District Verified
If school assignment affects your decision, verify the exact address with the district for the intended enrollment year. Review the campus information that matters to you. Mailing city and subdivision names do not establish attendance boundaries.

The Briefing Room: 29 Questions Answered
What are the best neighborhoods in Temple TX?
Compare neighborhoods such as Hills of Westwood and Three Creeks using the same criteria: total housing cost, your commute, the home’s layout and condition, and school assignment for the exact address. Drive the routes that matter to you and review the property-specific records before choosing a home. Check current listings and builder availability separately.
Temple vs Belton vs Harker Heights — which city should I buy in?
Use commute, total payment and the exact home as the starting point. In the CTXMLS September 1–29 partial closed-sale sample, Temple had a $267,000 median (86 sales), Belton $345,000 (37), Harker Heights $282,500 (16), and Killeen $237,000 (108). These are recorded closed prices, not list prices or estimates for a particular house. The sample was observed September 30 and is not a complete September report. Compare neighborhood sales, tax jurisdictions, campus assignments and your actual route before choosing.
What new construction incentives are available in Temple TX in 2026?
As of the review dated October 2, no single credit amount or introductory mortgage rate is verified across Temple builders. For a new build, request a written offer for the exact home: credits, rate and APR, points and fees, required lender, eligible loan type and contract/closing deadlines. Compare an outside lender on the same terms and confirm which incentives can be combined. Older advertisements do not establish today’s offer.
How do you buy a house in Texas step by step?
Set a lender-reviewed budget, clarify representation in writing, compare homes, negotiate the contract and deposits, complete inspections and document review, satisfy loan and title requirements, then close. Earnest money, the option fee and the option-period length are negotiated. Calendar deadlines from the signed contract. Search time, financing and property condition determine the actual schedule.
How long does it take to buy a house in Texas?
The schedule depends on the home, the signed contract and the work still required. For a financed purchase, confirm the lender’s underwriting and appraisal requirements and the title company’s closing conditions. For a cash purchase, plan for the applicable inspections, document review and title work. For a new build, check the property’s completion stage and the builder’s written schedule. Use the actual deadlines and unresolved conditions to plan your move.
How do VA loans work for Fort Hood military buyers?
Eligible buyers may qualify for no down payment and no monthly mortgage insurance on a VA purchase loan. Lender approval, entitlement, appraisal and property standards still apply. For eligible purchase loans, the VA funding fee generally ranges from 1.25% to 3.3% depending on use and down payment, with exemptions for qualifying borrowers. A financed funding fee increases the loan. No down payment does not mean no closing costs or no cash needed.
What are VA loan limits in Bell County for 2026?
With full entitlement, VA has no county loan limit, though the lender still determines the approved amount. For remaining or partial entitlement, Bell County’s 2026 one-unit conforming limit is $832,750; it is used in the remaining-guaranty calculation, not as a universal maximum purchase price. The lender uses your Certificate of Eligibility, entitlement already charged and loan amount to determine any required down payment. See VA’s loan-limit explanation.
How can I buy a house with $0 down in Texas?
Depending on eligibility, options can include VA financing, USDA financing in an eligible location, certain physician mortgages, or assistance paired with an eligible loan. Each program has its own income, credit, property and funding requirements. A location’s city limits alone do not determine USDA eligibility. Ask the lender to compare total payment, cash to close, assistance repayment terms and reserves; zero down does not guarantee zero out-of-pocket cost.
What physician loan programs are available near Baylor Scott & White Temple?
Several national and local lenders advertise physician programs with low or no down payment and no PMI. Eligible professions, student-debt treatment and loan limits depend on the lender and the applicant, and terms change. Ask Taylor for a current introduction rather than relying on a roster. BSW lists Temple PGY-1 pay at $72,058 for academic year 2026–27; salary alone does not determine approval or purchasing power.
What does a buyer’s agent actually do?
A buyer’s agent is a fiduciary bound to protect your financial interests. Depending on the services in your written agreement, that can include comparing homes and relevant sales, reviewing available property records, preparing offers, negotiating terms and tracking contract deadlines. Confirm financing, inspection and title questions with the appropriate professional before acting.
Why should I use a realtor when buying new construction?
The builder’s sales team represents the builder. Your buyer representation agreement explains our services and negotiable compensation. We confirm in writing whether the builder will contribute toward that compensation and what you would owe before you commit. Representation can help you compare incentives, review deadlines and coordinate independent inspections; it is not automatically free to the buyer.
How do you find off-market homes in Texas?
Some homes are not advertised on public search sites. NAR’s delayed marketing option still shares a listing in the MLS while public IDX and syndication distribution are delayed for a period set by the local MLS. Office exclusives are different, with exposure limited under applicable brokerage and MLS rules. We ask about available homes and builder inventory; seller instructions and local policy determine access and timing.
How do I win in a multiple-offer situation?
Ask what matters to the seller, compare recent sales and set a firm ceiling for price and cash exposure. Consider closing-date flexibility and well-supported financing before increasing risk. Option fees and deposit amounts are negotiable; shorten inspection or financing protections only after understanding what you could lose. Choose a lender based on written terms, communication and ability to meet the deadline, not its mailing address.
How much earnest money do I need in Texas?
Earnest money is negotiated, not fixed by a statewide percentage. For example, a 1% deposit on a $300,000 purchase is $3,000. Under the TREC resale contract, deliver the agreed deposit to the escrow agent within three days after the effective date, subject to its weekend and legal-holiday extension. It is credited at closing; refund rights depend on the contract and timely performance.
What’s the difference between earnest money and the option fee in Texas?
Earnest money is a deposit credited at closing whose refund depends on the contract. The negotiated option fee purchases a time-limited unrestricted termination right when properly paid. Both go to the escrow agent under the TREC resale contract. The option fee is credited to the sales price if you close and is generally retained by the seller if you terminate under the option.
What is the option period in Texas real estate?
It is the negotiated period for an unrestricted termination right under the resale contract, provided the option fee is timely delivered. It is not a fixed statewide five- or seven-day period. Use it for inspections, quotes and due diligence. The contract specifies the end date and 5 p.m. local-time notice deadline; the deposit-delivery extension does not extend the option period.
Can you back out during the option period in Texas?
If the contract provides the option right and you timely pay the option fee, you may terminate within that period by delivering the required notice on time. The TREC resale contract calls for notice by 5 p.m. local time on the specified date. A valid option termination provides for return of earnest money; the option fee is not refunded.
What is an appraisal gap and how does it work in Texas?
An appraisal gap is the difference when the appraisal is below the contract price. It may require more cash, a revised loan or a negotiated price change. Termination depends on the financing terms, selected addendum provisions and deadlines. TREC Form 49-1 includes waiver, partial-waiver and additional-termination options and is not for FHA or VA loans. Adding the form alone does not guarantee protection.
Who pays closing costs in Texas — buyer or seller?
The contract allocates negotiable costs, while the loan program limits eligible credits and fees. Compare your lender’s Loan Estimate, title estimate and written seller-credit agreement to calculate cash to close. Seller-paid costs are not automatic. The current MLS export used for this page has no concession fields, so it cannot establish a concession percentage or a typical credit amount.
What are the Texas HOA resale certificate rules for 2026?
For associations covered by Texas Property Code Chapter 207, the resale-certificate fee is capped at $375 and an update at $75. The initial delivery deadline is generally ten business days after a qualifying written request; updates generally have a seven-business-day deadline. Condominium rules differ. Review restrictions, assessments, litigation and the actual contract’s delivery and termination provisions early.
What is the TREC buyer representation agreement in 2026?
Since January 1, 2026, a Texas license holder working with a prospective residential buyer generally needs a written agreement before showing a home, or before presenting an offer if no home will be shown. TREC explains that a qualifying non-representation, showing-only agreement is also permitted: it must be nonexclusive and last no more than 14 days. Listing-brokerage open houses have different requirements. Our representation agreement defines services, duration and negotiable compensation; TREC does not promulgate a buyer representation form.
How much are property taxes in Bell County in 2026?
There is no single county-wide rate or standard bill. For example, Temple’s adopted city rate for tax year 2026 (fiscal year 2027) is $0.7500 per $100 of taxable value; school, county and other applicable taxes are additional. Eligible residence homesteads receive a $140,000 school-district exemption, while other units have their own exemptions. Use the exact parcel’s adopted rates, taxable values and any MUD taxes or PID assessments to estimate costs after purchase. Check Bell County Truth in Taxation and Bell CAD; the seller’s bill is not a guaranteed buyer budget. City of Temple FY2027 adopted-budget summary (observed October 12, 2026).
Is earnest money refundable in Texas?
It can be refundable when a buyer properly exercises a termination right retained in the contract. Conditions, notice requirements and deadlines vary by provision; a financing problem or low appraisal does not automatically guarantee a refund. Missing a deadline or defaulting can put earnest money at risk. Review the applicable clause and escrow-release process before acting.
What is a T-47 affidavit in Texas real estate?
The T-47 affidavit accompanies an existing survey and discloses the seller’s knowledge of changes or other relevant matters; it does not certify that nothing changed. The current TREC resale contract also permits a T-47.1 declaration. Title and the lender must accept the survey and accompanying document. If a new survey is needed, obtain a current quote and check who pays under the contract.
How do you negotiate repairs after a home inspection in Texas?
Prioritize repair requests using the inspection findings, expected cost, safety concerns and what matters to you. Structural, roof, HVAC, plumbing, electrical and water-intrusion issues can deserve closer review, while cosmetic items may also matter to your plans and budget. Discuss specific repairs or credits within the contract’s terms and deadlines, and identify where an inspector or appropriately qualified contractor should answer follow-up questions.
What happens if a house appraises below the contract price in Texas?
Review the lender’s revised cash requirement, seek a price or terms adjustment, or evaluate any termination right your contract actually preserves. A seller does not have to reduce the price. The selected financing and appraisal provisions control the documents, thresholds and deadlines required to terminate; do not assume every appraisal addendum guarantees an earnest-money refund.
Do I really need a realtor for new construction?
The builder’s sales team represents the builder. Your buyer representation agreement explains our services and negotiable compensation. We confirm in writing whether the builder will contribute toward that compensation and what you would owe before you commit. Representation can help you compare incentives, review deadlines and coordinate independent inspections; it is not automatically free to the buyer.
Who pays for the title policy in Texas?
The contract identifies whether the buyer or seller pays for the owner’s title policy. Review that choice with the rest of the offer terms. Ask for itemized written estimates that distinguish the policy premium, endorsements and other closing charges, and compare them on the same transaction assumptions. Confirm the final allocation and figures with the title company before closing.
What is a pocket listing in Texas in 2026?
A pocket listing is an informal description for a home marketed privately instead of broadly to the public. An office exclusive and an MLS listing with delayed public distribution are different arrangements. Under NAR’s policy, delayed marketing listings are still submitted to the MLS; the local MLS sets the delay period. There is no universal one-to-21-day pre-MLS window. Availability and permitted exposure depend on the seller’s instructions and applicable rules.

Taylor Dasch has $20M+ in closed real estate volume. Use recent comparable sales, written financing estimates and the home’s documented condition to assess a purchase. An agent can help review inspection findings and identify follow-up questions for the inspector or an appropriate specialist. Compare builder credits with the loan costs and contract terms before treating an incentive as a saving.
My job isn’t to make you feel good about a purchase. It’s to make sure the purchase IS good.
The October review gives buyers a clearer starting point: dated closed-sale comparisons and a separate inventory snapshot. Your leverage still depends on the specific home, competing offers and the seller’s circumstances. If you’re relocating for BSW, transferring to Fort Hood, or evaluating a Bell County rental, start with the full costs and a timeline you can support. A city median or advertised credit is not a reason to rush.
