II · The Brief
Buyer quick answer

What should a buyer know about Legacy Ranch?

Legacy Ranch is worth comparing when a South Temple location and the particular home’s size and design match your priorities. The 13 matched closed sales had a 2,508-square-foot median; they are a small historical sample, not today’s availability. A September 25, 2026 check of all 131 Phase II residential-lot addresses returned Southwest Elementary, Belton Middle and Belton High. The material unknowns are current HOA charges and amenity rights for the exact property.

  • Location: Phase II parcel screening places the neighborhood inside Temple and Belton ISD; confirm the parcel before purchase.
  • Sales: $445,000 median; October 3, 2025–October 2, 2026, 13 matched closings.
  • Inventory: one Active and no Pending in the separate October 3 snapshot; request a fresh search.
  • Taxes: 2.399877% combined 2025 rate across the 131 reviewed Phase II lot records, before exemptions; this is not a 2026 bill.
  • Trail: Phase 2 is listed with $3.5 million in the February 2026 program and a 2027 estimated letting; no opening date is verified.

IV · The Verdict

Which tradeoffs matter before you tour Legacy Ranch?

Start with your budget, the exact home and your own destinations.

01

Home size and design

In the annual matched cohort, eight sales were under $500,000 and five were at $500,000 and above; each group is too small for a median living area. These are separate historical groups, not a price guarantee. Compare layout, finish condition, lot position and inspection findings at the actual asking price.

Compare the home, not the builder label
02

The complete monthly cost

At an illustrative $459,000 taxable value, the combined 2025 rate produces about $11,015 a year before exemptions. Eligibility, taxable value and adopted rates can change the result. Add your lender’s principal-and-interest quote, insurance, any mortgage insurance and written HOA charges; do not budget from the seller’s tax bill.

Historical tax example · not a lender quote
03

Your daily routes

Modeled road routes from three neighborhood points to the BSW Temple campus measured 3.6–3.8 miles. The same exercise gave 25.4–25.6 miles to Fort Hood’s Marvin Leath Visitor Center, not to a duty station. Drive from the specific house at your usual travel time and allow for gate access.

What have Legacy Ranch homes sold for?

The CTXMLS annual exports observed September 2 and October 3, 2026 contain 13 matched residential closings from October 3, 2025 through October 2, 2026. Matching both subdivision names and Bell CAD addresses recovered one sale with a blank subdivision label. The October 3 inventory snapshot is reported separately.

CTXMLS methodology: Closed, Residential, Temple, close price at least $25,000; close dates October 3, 2025–October 2, 2026. Include a Legacy Ranch subdivision-name match or a matching Phase II Bell CAD situs address; deduplicate address, close date and close price. The MLS SpecialListingConditions field labels seven matches Builder and six Resale. DOM is the MLS field, not days until closing. Close/list ratios exclude concessions and do not prove the seller’s net proceeds. The $400,000+ Temple comparison uses the same filters and dates. Source observations: annual exports September 2 and October 3; status snapshot October 3; parcel and school records September 25, 2026.

VI · Builder History

Who built Legacy Ranch, and how large is it?

Arnold Group’s project page describes 139 single-family lots; Arnold Design + Build’s community page says 140. The Bell CAD research set used here is narrower: 131 Phase II residential lots, plus separately classified common and large tracts. These counts describe different scopes. They are not the number of homes currently for sale.

Builder history

Arnold Design + Build

  • Arnold’s own site identifies Legacy Ranch as one of its communities.
  • Bell CAD deed-history screening associates 58 of the 97 lots with improvements with a developer transfer to Bobby Arnold Homes Ltd.
  • The undated “Only 5 homes left” marketing line is not treated as verified current inventory.
  • Verify the exact home’s builder, plans, warranty and modifications.

John Houston Homes

  • Bell CAD deed-history screening associates 33 of the 97 lots with improvements with a developer transfer to J Houston Homes.
  • The builder’s Temple community page and community sitemap captured September 25, 2026 did not list Legacy Ranch.
  • A historic builder connection does not establish a current sales program, available lot or incentive.
  • Compare the specific home and its condition rather than assuming a shared finish standard.

What should you verify at the property?

These checks can change the cost or usefulness of a particular home.

A funded trail is not an open trail

KTMPO’s February 2026 transportation program lists Georgetown Railroad Trail Phase 2, Leon River to South 31st Street, with $3.5 million and an estimated 2027 letting. “Letting” concerns the construction contract; it is not a public opening date. Verify current construction, access points and the exact lot relationship before paying a premium.

Use the correct tax year

The 131 reviewed Phase II lot records show a combined 2025 rate of 2.399877%: Bell County, Temple College, road district, health district, Belton ISD, City of Temple and Clearwater. At $459,000 without exemptions, that is about $11,015 annually. This historical illustration is not the buyer’s 2026 bill. Use Bell CAD property search and current tax-office records to check the address, exemptions, assessments and adopted year.

A vacant parcel is not an available lot

The September 25 Bell CAD screen found 97 Phase II residential lots with an improvement value and 34 without one. Appraisal data can lag construction. Neither group establishes occupancy, condition, an available building contract or a date when nearby work will end. Visit during a normal weekday and check current permits.

Soil and drainage vary within the phase

USDA NRCS screening across Phase II identifies Branyon clay, Stephen silty clay, Austin silty clay and Krum soils. Soil mapping is not a foundation diagnosis. Sampled FEMA map points for the 131 residential lots fell in Zone X, an area of minimal mapped flood hazard; this is not a lot survey or a guarantee against flooding. Review the specific home’s drainage, disclosures and inspection, and obtain a formal flood determination.

One missing label changes the median

A subdivision-name-only search found 12 annual closings; joining the Phase II parcel addresses recovered a thirteenth with a blank subdivision field. That moves the median from $444,950 to $445,000. A fresh search should check address membership as well as “Legacy Ranch” spelling and phase variants.

Get pool rights and HOA costs in writing

The developer’s site advertises a community pool and park, while the aerials on this page show a pool near homes. Neither source establishes current association ownership, access rights, operating status or charges. Request the declaration, amendments, resale certificate, current assessments and amenity rules for the exact property before relying on access.

Local research and property comparison

A 100% median close-to-final-list ratio can coexist with price reductions. The original asking price tells another part of the story.

In Legacy Ranch’s 13-sale annual cohort, the median close-to-final-list ratio was 100%, yet five listings reduced their final asking price from the original ask and 10 closed below original list. Those measures answer different questions. They do not establish an automatic discount on the next home or reveal concessions.

The 75-day median MLS market time was shorter than the 107-day median among Temple’s 216 closings at $400,000 and above in the same period. Comparing only with Temple’s all-price median of 71 days would miss the price mix. Start with truly comparable homes, condition and the seller’s current position.

Taylor’s September 8, 2026 aerial photographs above document home spacing and the surrounding street layout. They do not establish property boundaries, amenity rights or current availability. Ask Taylor to compare the documents and current listing history for the particular property.

Frequently Asked Questions

Bell CAD city-limit and school-district map screening captured September 25, 2026 places the 140 researched Phase II parcels inside the City of Temple and Belton ISD. That set includes 131 residential lots plus common and large tracts. Confirm the exact parcel and current municipal service arrangements; a Temple mailing address alone would not establish city limits.
All 131 Phase II residential-lot addresses checked in Belton ISD’s 2026–27 lookup on September 25, 2026 returned Southwest Elementary, Belton Middle School and Belton High School. This is an address check, not a school-quality ranking or an enrollment guarantee. Confirm the exact property and school year in Belton ISD’s address lookup before committing.
An HOA is identified on Arnold Design + Build’s community page and in all 13 annual matched sale records, but current dues, special assessments, transfer charges and management terms were not independently verified. Request the current resale certificate, declaration, amendments and written assessment statement for the exact home.

Verify builder identity, plans, warranty and availability for the exact home.
Thirteen matched CTXMLS residential sales closed from October 3, 2025 through October 2, 2026 at a $445,000 median. Median sold price per square foot was $183.81 and median MLS days on market was 75. The median close-to-final-list ratio was 100%, while six of 13 closed below final list. A separate October 3, 2026 snapshot showed one Active and no Pending; it is not live availability.
Arnold Group’s project page advertises a community pool and park. Current association ownership, operating status, resident access and charges were not established by the sources reviewed. A pool visible in an aerial photograph does not prove access rights. Ask for the current association records before treating a pool as an included amenity.
The 131 reviewed Phase II residential-lot records show a combined 2025 rate of 2.399877% across seven taxing units. Applying that rate to an illustrative $459,000 taxable value gives about $11,015 per year before exemptions. This is historical rate math, not a 2026 bill or lender estimate. Confirm the parcel, current adopted rates, exemptions and any assessments through Bell CAD and the tax office.
Current leasing and short-term-rental restrictions were not independently verified. Review the current declaration, amendments and municipal rules for the exact property before relying on any lease term or rental use.
KTMPO’s February 2026 transportation program lists Georgetown Railroad Trail Phase 2 from the Leon River to South 31st Street, including renovation of the MK&T truss bridge, with $3.5 million and an estimated 2027 letting. Letting is a construction-contract milestone, not an opening date. Current public access and a completion date were not verified; check the current project record and conditions at the exact lot.
