What Is Wyndham Hill Like?

Wyndham Hill is a modern, family-oriented subdivision in South Temple, TX (76502) built between 2012 and 2020 by Omega Builders and Kiella Homebuilders. It sits in the Academy Independent School District and is roughly a 5 to 8 minute drive from Baylor Scott & White Medical Center — making it one of the most popular neighborhoods for healthcare professionals relocating to the area.

The vibe here is quiet, well-maintained, and suburban. You'll see kids on the sidewalks, families walking the trail system, and a mix of single-story and two-story homes with Texas Hill Country-style stone and stucco exteriors. The HOA keeps things tight — consistent landscaping, clean streetscapes, and no short-term rentals. It's the kind of neighborhood where you can leave your garage open while you mow the lawn.

Homes typically range from 1,200 to 3,100 square feet, with 3 to 5 bedrooms, and most feature 2-car garages (some premium plans offer 3-car). The majority are single-story, slab-on-grade construction — which makes them especially attractive for aging-in-place buyers and young families who want everything on one level.

Who Is Wyndham Hill Best For?

🏥

BSW Medical Professionals

5-8 minute commute to the hospital. Perfect for physicians, nurses, and staff — especially those on call who need to get there fast. Many of your neighbors will work at BSW.

👨‍👩‍👧‍👦

Families Who Want Academy ISD

Smaller district, strong ratings (B overall from TEA), and a streamlined feeder pattern from early childhood through Academy High School. One cohort, one path, zero school lottery stress.

🪖

Fort Cavazos Military Families

About 30 minutes to the main gate. Many military families choose South Temple to get newer homes and better schools while staying within a reasonable commute to base.

📈

Buy-and-Hold Rental Investors

Modern housing stock means low maintenance costs. Strong tenant demand from BSW and Cavazos employees. No short-term rentals allowed — long-term leases only, which keeps the neighborhood stable and attractive.

Who Built the Homes in Wyndham Hill?

Two builders dominate the neighborhood: Omega Builders and Kiella Homebuilders. Both are well-known regional builders in Central Texas.

Omega Builders is the volume leader in Wyndham Hill. They offer a wide range of floor plans — from efficient 1,200 sq ft starter homes up to 3,100 sq ft executive models. Recognized plan names you'll see in listings include the Aiden (2,432 sq ft, 4-bed), Austen (1,783 sq ft), Bandera (1,604 sq ft), and Concho (1,404 sq ft). Most homes feature open-concept layouts that minimize wasted hallway space and maximize the living areas. Standard is a 2-car garage, but some premium plans like the Amelyn III and Carrington come with 3-car garages.

Kiella Homebuilders brought the premium finishes. Their builds are known for upgraded stone and stucco exteriors, cedar architectural accents, fully irrigated yards, elevated ceilings with crown molding, laminate wood flooring, and granite countertops. If you see a listing in Wyndham Hill that looks a notch above on the finishes, it's probably a Kiella.

The typical resale home in Wyndham Hill falls in the 1,472 to 2,208 square foot range — 3 to 4 bedrooms, 2 to 2.5 baths. The architectural style is modern Texas Hill Country: stone veneer, stucco, masonry, and varied rooflines that keep the streetscape from looking cookie-cutter.

What Schools Serve Wyndham Hill?

Wyndham Hill is zoned to Academy Independent School District (AISD) — not Temple ISD. This is a major selling point. Academy is a smaller, highly regarded district with about 1,820 students and a student-to-teacher ratio of roughly 15:1.

LevelCampusRating
Early EducationAcademy Early Childhood Center
ElementaryAcademy Elementary School8/10 GreatSchools
IntermediateAcademy Intermediate School
Middle SchoolAcademy Middle School6/10 GreatSchools
High SchoolAcademy High SchoolAvg SAT: 1160 · GPA: 3.66

The district holds a "B" Overall Rating (82/100) from the Texas Education Agency for 2024–2025. Academy Elementary is the standout with an 8/10 GreatSchools rating. At the high school level, graduates regularly go on to Texas A&M, UT Austin, and Texas State.

⚠️ Important: Academy ISD Uses a 4-Day School Week

Students attend Monday through Thursday. This is a big deal for dual-income families — you'll need to plan childcare or work flexibility for Fridays. On the flip side, many families love the long weekends and report less burnout. This is the number one thing relocating families ask me about, so make sure you factor it into your decision.

How Much Are Wyndham Hill HOA Dues?

The annual HOA fee is $300 — that's it. Due January 1st each year. For Central Texas, that's extremely low, especially for a neighborhood with a community pool, playgrounds, pocket parks, maintained entrances, and irrigated common areas.

The HOA is managed by Spectrum Association Management (phone: 210-494-0659). The homeowner portal at wynhoa.com handles payments, architectural requests, and account management. The board contact email is [email protected].

During a home sale, the title company prorates the $300 between buyer and seller at closing. Late payments get hit with penalties, interest, and potential liens — they don't mess around.

Key HOA Rules to Know

No short-term rentals — Airbnb and VRBO are effectively prohibited. Long-term leases only.

Landlord liability — If you're an investor, you're responsible for any tenant violations. Fines compound.

Architectural approval required — Exterior paint, fencing, roofing, and landscaping changes need committee approval.

6-foot cedar privacy fences — The neighborhood standard. Replacements need pre-approval.

Breed restrictions on dogs — Certain breeds are prohibited. Check the CC&Rs before buying if you have a large dog.

Street parking limited — Use your garage and driveway. Streets need to stay clear for emergency vehicles and school buses.

What Are the Property Taxes in Wyndham Hill?

This is the one thing that catches people off guard. Wyndham Hill sits inside Bell County MUD No. 1 (Municipal Utility District), which adds a significant layer to your tax bill. The total aggregate tax rate is approximately 2.39% per $100 of assessed value.

Taxing Entity2025 Rate (per $100)
Academy ISD$1.1489
Bell County MUD No. 1 ⚑$0.7830
City of Temple$0.6999
Bell County$0.3237
Temple College$0.2017
Bell County ESD #1$0.1000
Road District$0.0199
Clearwater UWCD$0.0022
Total≈ $2.3877

💡 What Does That Mean in Real Dollars?

On a home assessed at $265,000, expect annual property taxes around $6,167–$6,361 before homestead exemptions. The MUD tax ($0.783) is the big one — it funds the water and sewer infrastructure bonds for the subdivision. The good news: MUD rates typically decrease over time as the bonds get paid off. If you're an investor running numbers, make sure you're using the full 2.39% rate, not the base city rate.

What Amenities Does Wyndham Hill Have?

Inside the neighborhood, the HOA maintains a community swimming pool, multiple playgrounds and tot lots, pocket parks, and walking trails that connect throughout the subdivision. All covered by the $300/year dues.

But the bigger story is what's directly connected outside the gates. The trail system links to a frisbee golf course and the Lion's Junction Family Water Park — a major city-operated facility that's a huge draw for families in the summer.

Alta Vista Park is just minutes away with additional playground space and a covered picnic pavilion. And the City of Temple's Mobility Master Plan includes a major trail extension that will connect Wyndham Hill, Sarah's Glenn, Alta Vista, Deerfield, and Bentwood into one continuous pedestrian and cycling corridor — running from Raye Allen Elementary to the South Temple Community Park and all the way to the historic MK&T bridge over the Leon River.

Is Wyndham Hill in a Flood Zone?

No. FEMA designates Wyndham Hill as Flood Zone X, which means minimal to moderate flood risk — outside the 500-year floodplain. You are not required to carry flood insurance with a conventional mortgage. Some homeowners still choose to get a preferred-risk policy through the National Flood Insurance Program at a reduced rate, but it's optional.

Utilities and Trash Pickup in Wyndham Hill

Water & Sewer: Managed by Bell County MUD No. 1 (same entity that adds the MUD tax).

Electricity: Temple is in the deregulated ERCOT grid with Oncor transmission, so you can shop retail electric providers. Verify availability at the specific address before closing.

Internet: The South Temple corridor is generally served by AT&T Fiber and Spectrum cable. Confirm fiber-to-the-home availability at the lot level — coverage varies.

Trash Pickup: Standard garbage on Thursdays, recycling on Mondays, bulk pickup on the 2nd and 4th Mondays. Use the green 96-gallon city carts, spaced 3 feet apart at the curb for the automated truck arms.

Is Wyndham Hill a Good Investment?

From a buy-and-hold perspective, Wyndham Hill checks a lot of boxes. The housing stock is modern (2012–2020), which means lower maintenance and CapEx reserves compared to older Temple neighborhoods. Tenant demand is strong because of proximity to BSW and Fort Cavazos. And Academy ISD zoning makes it attractive to families, which means lower vacancy and longer lease terms.

✅ Investor Pros

• Modern housing stock = low maintenance

• Strong tenant demand (BSW + Cavazos)

• Academy ISD attracts quality families

• Low HOA ($300/yr) doesn't kill cash flow

• No flood insurance required

• Long-term leases only = stable tenant base

⚠️ Investor Considerations

• MUD tax pushes total rate to ~2.39%

• No short-term rental (STR) allowed

• Landlord liable for all tenant HOA violations

• Breed restrictions may limit tenant pool

• Run numbers with full tax rate, not base

💡 Investor Tip from Taylor

If you're an out-of-state investor looking at Wyndham Hill, make sure your property manager understands the HOA rules — especially the no-STR restriction and the tenant violation liability. I've seen landlords get hit with compounding fines because their PM didn't know the community required architectural approval for fence replacements. Read my full guide to investing in Temple →
